Applicant: McDanald's Corporation Engineer:: McClure Engineering ZONING AND LAND USE Subject Tract: M-2, Vacant North: C-U, Developed as Olsen Field East: R-&, Varsity II Apartments South: M-2, Vacant Westa R-6, Treehouse Apartments Proposed User To be Developed as a McDonald's Restaurant .COMPREHENSIVE PLAN Land Use Plan: The proposed development is less intense than the current land use designation of industrial Thoroughfare P1~tn: N/A Development Policies: The request meets the development policies for this site. Parkland Dedication: N/A ENGINEERING Water: An 18 inch waterline is located in the east Marion Pugh right-of-way. The pressures used to calculafie site redurernents were taken from fire hydrants connected to a 6 inch line in the west Marion Pugh right-af-way. These flows. were adequate for this site so the increased line size will more than accommodate this development. Sewer: An 8 .inch sewerline is being extended to the subject property as part of the subdivision requirements. Streets: The existing street system surrounding this property is adequate to handle this type of development. George Bush Drive, a major arterial,. is being upgraded to a four lane street section and Marion Pugh is classified as a collector with _k Y adenuate capacity.. The driveway onto George Bush will allow right in and right out turning movements only.. This type of traffic control will provide for a more efficient transportation system in this area. Drainage: This site will collect stormwater runoff in the parking area and discharge it into White Creek via a proposed storm drain system. Flood Plain: The 100 year flood plain associated with. White Creels is not located on the subject property.
