Request: Replat of 8.856 acres, Tract"A" out of Southwood Valley Section 30, located
at the southeast corner of Welsh and FM2818.
Applicant: City of College .Station & Ray Hansen
ITEM SUMMARY AND RECOMMENDATION
This item is a replan of the property located at the corner of Welsh and FM2818. It is
reducing the number of lots from 22 on the original plat to 2 lots on the proposed replat.
It also changes the locations of access easements, which will serve. both lots. A
Presubmission Conference was held on .June 5, 1996 to discuss the replat. All concerns
have been addressed except the .concern regarding. the floodway location and associated
drainage easement. Currently, the 28' access easement is shown located within the
floodway. The City of College Station drainage ordinance does. not allow .development
within the floodway without hydraulic analysis. showing the effect of such improvements.
Staff recommends approval of the plat with the condition that prior to construction of any
improvements. within the access .easement that one ofthe following occur:
1. Improvements are made to the channel to facilitate the relocation of the
floodway and map revisions are processed with FEMA,
2. A Letter of Map Revision is submitted and approved to relocate the floodway,
if it is believed that the FEMA floodway location is in error,or
3. A variance is granted by the ZBA to allow the improvements within the
floodway.

remainder

Land Use. Plan:. The land use plan shows this area as high density residential.
Recent rezonngs in the area have changed the character, since the adoption of the
land use plan..
Thoroughfare Plan: No conflict.
Development Policies: No conflict.
Parkland Dedication: None
ENGINEERING
Water: Water is provided to the site through a 12" waterline at the intersection of
FM2818 and Welsh. This waterline will have to be extended with this plat.
Sewer: .Sewer is provided to the site through a IS" sewerline located at the rear
of the property. This sewerline is adequate to serve this development.
Streets: The property has frontage on both FM2818 and Welsh. Shared access
easements have been worked out between the two lots .and are shown on this plat.
Drainage:. Drainage will. be handled at the time of site plan.
Flood Plain: Floodplain and floodway is located on the subject property.
