(Planning Case No. 96-213) Item Summary: This plat is located between Dominik Drive and Harvey Road on the west side of Kyle .Avenue South. The purpose of this plat is to subdivide 10.02 acres into six (6) C-1, General Commercial lots in order to rectify illegal subdivisions that have taken place. A Presubmission Conference was held on February 12, 1997 and several comments were addressed at that meeting. This report is attached as supporting material. Policy Issue Statement: This plat provides for the following Council Visions for the 21st Century: Transportation/Mobility -Citizens-benefit fromthe ability to move-into, out of, and within College Station in a safe'and efficient manner. Civic Pride -Citizens benefit from well-planned, .attractive residential and commercial areas, and from preserving historic areas. The related policies addressing the consolidation of signage-and. access points have been applied to this plat. Item Background: This property was platted. as Parcel IV, Block "B" Culpepper Plaza in April 1975. Since then, this property. has been illegally subdivided into six (6) lots. Budgetary. & Financial Summary: Not applicable. Staff Recommendations: Staff recommends approval of this plat with the condition that all Presubmission Conference comments are addressed prior to filing the plat for. record. Related Advisory Board Recommendations: The Presubmission Conference Report is attached and approval. is recommended with those comments. City Attorney Recommendation !Comments: Not applicable. Sewer: Sewer is available through. existing lines that are adjacent to this property. Streets: This plat has street: access. to Dominik Drive, Kyle Avenue South and Harvey Road. These adjacent streets have. adequate capacity to handle the existing... developments on this property. There are no .dedication of streets associated .with this plat. If will be noted on the plat that Lot 6 will not be allowed :.,access to Dominik. Off: Site Easements: Not applicable. Sidewalks: Staff recommends that .sidewalks be addressed at the time of site plan: review since the majority of the property is currently developed. Drainage: The detention requirements for each lot will be addressed at the time of site plan review. Flood Plain: According to FEMA FIRM maps, this property is located within the. 1.00-year flood plain.. The flood. plain boundary will be identified on the effected lots. Oversize Request: The developer is not requesting oversize participation with this plat. Park Land Dedication:. Park land dedication is .required for residential development and therefore, does not apply to this subdivision. Impact Fees:' There are no impact fees associated with this plat.
