Dear Natalie:
As per, the letter from Steve Homeyer dated April 11, .1996, attached please find fourteen
(14) folded blueline prints of the Final Plat of SHENANDOAH, PHASE FOUR revised as per
staff comments. I will. submit the signed. mylar as soon. as street light easement information has
been received and added to the plat.
In answer to Steve's .question concerning designation of the Common Areas, the owner,
Edward Freehling, wishes to leave the common areas as they are shown on the plat. The
H.O.A. Agreement presently has maintenance responsibilities for the common areas in the entire
SHENANDOAH development, including the new phases.

RE: Shenandoah Phase Four Drainage Easements and Parkland Dedication (96-212)
Dear Mr. McClure:
During staff review of the final plat for the above referenced subdivision a few concerns were identified,
however, these concerns will not require a Presubmission Conference. The City of College Station
recently allowed the Brandon Heights Homeowner's Association (HOA) to replat their Common Area' as a
Drainage Right-off Way. We want to make you aware of this and offer you the same option. If you choose
the Drainage Right-of--Way designation, we will need to have a maintenance:. agreement with the HOA
that outlines their responsibilities for "landscape maintenance". If you choose to retain.the Common Area
designation, we will need you, to change the"Private Drainage Easement to Public. In either case, we will
need to see the landscape. maintenance `responsibilities outlined in an agreement or HOA document.
These designations will allow the City to maintain the concrete flumes and other various structures within
the detention ponds. The'Brandon Heights HOt~ filed a maintenance agreement at the Brazos County
Courthouse which outlined their responsibilities. If you so choose, we can provide' a copy of this
agreement for your review.
In order to file this final plat, the: followngamounts of parkland dedication for Phases Orte through Four..
must be paid:
Phase One 261ots x $225 per of = 55,850
i'hase Two 391ots x 5223 per lot= $8,775
Phase Three 411ots x $225 per lot =. ;$9,225
Phase Four 461ots x $225 per lot = $10;350
