Mr. Williams: Attached :are 3 copies of Driveway and Utility Permit Applications for .the Emerald Park Plaza. development at the. intersection of SH 6 and FM 2818/Emerald .Parkway. The applicant' is proposing to construct Gemstone, a 39 foot curb and gutter street -xrith a 6 foot sidewalk, in addition to 128 feet of 54 inch. RCP and 58 feet of a 4 foot by 6 foot concrete box culvert (CBC). Included for your review are 3 copies of a drainage plan, a traffic control plan, proposed CBC details and a brief hydraulic analysis quantifying the amount of flow being discharged by the proposed storm drain system.:. On behalf of Allen Swoboda,wearerequesting permission to construct the proposed street (Gemstone) within that easement. Wehave visitedbriefly with Jay Page regardingtheprocess of obtaining permission from TxDOT. We understand this process may take 2-3 weeks. As sho~~n on the attached sheet 2 of 10, the existing wingw~all on the TYDOT culvert (4- l OX6) v<~ill be removed and replaced. We are extending. the existing 54".RCP that currently ends just. north of Emerald Parkway to the new ~;~ing~~a11. The construction plans for the street and drainage improvements are currently. under review with the City of College Station... Box 9960 College Station, Texas 77842-9960 Re: Final Plat, Emerald Plaza Park Dear Natalie, As you are aware, we previously subnritted the Emerald Plaza Park Preliminary and Final Plat, the final plat being scheduledfor PRC April 17th. With this letter, we are asking the staff to revise the name of the subdivision from Emerald Plaza Park to Emerald Park Plaza. We hope the change will not add confusion to the platting process. Station Development Services Department has recommended approval of the Emerald Plaza Park plat, including the platting of Gemstone as a street intersecting the SH 6 East Bypass frontage. road at less than the preferred spacing of 230' (two-hundred and thirty feet) from the Emerald Parkway/SH 6 intersection. As you are aware, we are making revisions to the construction plans as per the. staffs comments. In accordance with the checklist, we are submitting this letter to address differences between the final plat and the master preliminary plat (scheduled for .council approval 4/25/96). The lot acreage .has changed. slightly due to the realignment of Gemstone. Gemstone was moved to the north as far as possible without conflicting with the existing headwall.
