AN ORDINANCE REZONING A 4.84 ACRE. TRACT SITUATED IN COLLEGE
STATION, BRAZOS COUNTY, TEXAS, AND BEING PART OF THE ROBERT
STEVENSON LEAGUE, ABSTRACT NO. 54, CONVEYED TO .OWNERS,
KENNETH R. NORTON. AND COLLEEN NORTON, BY DEED. RECORDED IN
VOLUME 166, PAGE 147, DEED RECORDS, BRAZOS COUNTY, TEXAS, FROM
A-O, AGRICULTURAL -OPEN TO A-OX, EXISTING RURAL RESIDENTIAL.
WHEREAS, on January 9, 1997, the City Council of the City of College Station convened
and, pursuant to notices prescribed by law, held a public hearing with regard to the appli-
cation for rezoning of a 4:84 .acre tract of land situated in the City of College Station,
Brazos County, Texas,. and being part of the Robert Stevenson League, Abstract No. 54,
conveyed to Owners, Kenneth R. Norton and Colleen Norton, by deed recorded in
Volume 166, Page .147, ..Deed Records, Brazos County,. Texas, and more particularly
described as follows:
All that certain lot, tract or parcel of land lying and being situated in Brazos
.County, Texas, and being in the Robert Stevenson League, Abstract No. 54, also
being part of a 182 acre tract to LH. Lloyd as described in Volume 154, page 242,
of the Deed Records of Brazos County, Texas, and being more particularly
described as follows:
BEGINNING at the southwest corner of the Cofer and Dillon 4.462 acre tract as
described in Volume 240, page 69, Deed Records of Brazos County, Texas; said
point being in the Northeast ROW line of F.M. Road 2154;
THENCE. S 00° 43.5' W along the above ROW line for a distance of 266 feet to
an iron rod and corner;
THENCE S 84° 53.5' E for a distance of 475.5 feet to an iron rod and corner for
the place of beginning;
THENCE S 84° 53.5' E continuing with the above line for a distance of 470 feet
to an iron rod and corner;
THENCE S 7° 41' E for a distance of 402 feet to an iron rod and corner, being
the centerline of a 20 foot road and utility easement;
THENCE S 80° 37' W along the above described center line for a distance of
454.5. feet to an iron rod and corner;
THENCE N 7° 37' W for a distance of 265 feet to an iron rod and angle point;
THENCE N 7° 47' W for a distance of 255 feet. to the place of beguuiing;
containing 4.84 acres of land, more or less.
WHEREAS, the above-described property is currently zoned A-O, Agricultural-Open, and
the current use of the property is as pasture;
WHEREAS, the current owner of the above-described property, Colleen Norton, has
applied for rezoning. of the property to A-OX, Existing Rural Residential;
WHEREAS, the City Council of the City of College Station, Texas, heard evidence as to
the location of the above-described property at 3130 Norton Lane;

WHEREAS, evidence was .presented that the above-described property was recently
annexed by the City;
WHEREAS, evidence was presented that the currenf owner, Colleen Norton,. plans to add
a residence on the property; and
WHEREAS, evidence was presented that the proposed zoning change is in accordance
with the City's proposed land use plan for development;
NOW,. THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL. OF THE CITY
OF COLLEGE STATION, TEXAS, that the above-described property is rezoned to
A-OX, Existing Rural Residential, effective immediately.
