PURPOSE: This. district provides small
commercial .sites for residential convenience
goods and personal service businesses. No use
shall be allowed which would. adversely affect
the health, safety, welfare, or .residential
character of the neighborhood. The use shall
be a low traffic generator and shall not create.
any noise, light, or :odors .abnormal.. to the
neighborhood. No .outside storage or display
of goods or materials shall be allowed.
PERMITTED USES:
All uses permitted within the: C-N District
shall be determined for each proposed ovation
by .the Planning and Zoning .Commission
pursuant to the procedures established ' in
Section 10.6.. Uses to be considered by the
Commission are:
Retail sales of beer & wine. only, restricted to
off-premises consumption & 2,500 sq. ft.
maximum floor area.
Retail food store, 2,500 sq ft maximum floor
area.
Retail salcs, 2,000 sq ft maximum floor area.
Restaurant providing prepared food for off-
premise consumption. only - 1,500. square feet.
maximum floor area.
Personal service shops - 2,000 square feet
maximum. floor area.
Offices - 2,000 square feet maximum floor
area.
Small recycling collection facilities.
Other uses to be determined by the
Commission.
SPECIAL RESTRICTIONS: The following
special restrictions are applicable to all
developments located within C-N zoning
Districts:
1. 10,000 square feet total maximum
building floor area.
2. No C-N zoning district shall exceed 2
acres in area..
3. Adjacent C-N zoning districts shall not
exceed a combined total of 2 acres in
area.
4. Minimum. depth-
1acre or less site - 150 feet
Site greater than 1 acre - 250 feet.
5. No restaurants providing on-premise
consumption or commercial amusements
allowed.

Dlstrlct:
PURPOSE: This. district is designed to
provide land. for ..detached single family
residential development for smaller lot sizes
with greater design flexibility.
PERMITTED USES:
Single family dwellings.

Subject: Staff report.
I have the following comment re: the rezoning of lots fronting Tarrow:
The lots abut a single family area- not a "nice one" but people live there in
"homes" and deserve buffering, appropriate land use adjacencies, etc.
The "community appearance" of the area is poor. The lots along Tarrow have
been cleared but do not enhance the area.. The view into the residential area
is poor. Likewise, the residents' view out is poor.
Buffering is needed and these lots are the buffer.
Any zone change and re-development should be deal with a larger area, not just
one or two lots.
We should look at a recommendation for the whole frontage. This may mean
recommending denial of one or two lots. I have some ideas but we will not
discuss them in time for your report.. Might be best to recommend denial or
table and maybe we will $ave more to offer at the meeting.

at tom b's request i talked to reverend. sunms yesterday and he has agreed to let us use the church for the neighborhood meeting week after next. i talked
some to him about the case, and about what we can do, can't do, etc. i stressed that this was an opportunity rather than a problem and he agrees. he's going
to spread the word and shirley i think has the names and addresses of all those who spoke,
