The application will NOT be considered complete without the fotlowing information:
1.) List the changed or changing conditions in the area or in the City which make this. zone change
necessary.
The zoning change is 'necessary due to the expansion of development into the
southwest areas. of College Station. In addition to the proposed upgrade of
Jones-Butler to a minor arterial on the currently proposed thoroughfare and
transportation improvement plan.
2.) Indicate whether or not this zone change is in accordance with the Comprehensive Plan. If it is not,
explain whythe Plan is incorrect.
According to the Comprehensive Planning Programs Zand Use Concepts for Developing
Areas., high density residential development is proposed in that area.
3.}List any other reasons to support this zone. change.
Other reasons to support this zoning change are the development in this area~:urider
R-5 zoning will bring about needed infrastructure improvements for roadway
improvemenfi,s along Jones-Butler and Luther. In addition to necessary water line _
upgrades to support multi-family developments and future growth on the adjoining
Texas A & M property.
