NOTICE OF PUBLIC HEARING:
The College Station Planning and Zoning Commission will hold a public hearing to consider a
City initiated rezoning request for .141.94 acres located in the Northgate area bound by Wellborn
Road, University Drive, College Avenue and the City limits line from R-1 Single Family
Residential, R-2 Duplexes, R-6 High Density Apartments, C-NG Northgate and C-1 General
Commercial to District NG Northgate and more specifically subdistricts NG-1 Historic Northgate,
NG-2 Commercial Northgate and NG-3 Residential Northgate.
The hearing will be held in the Council Room of the College Station City Hall, 1101 Texas
Avenue at the 7:00 p.m. meeting of the Commission on Thursday, .July 18,1996.
Any request for sign interpretive services for the hearing impaired must be made 48 hours before

Re: City initiated rezoning of Northgate area
NOTICE OF PUBLIC HEARING
The City of College Station is initiating the rezoning of 141.94 acres located in the Northgate
area, bound by Wellborn Road, University Drive, College Avenue and the City limits. The
rezoning is being initiated in order to continue with the implementation of recommendations made
in the recently-adopted Northgate Redevelopment Plan. The Plan, which was adopted by the City
Council on January 11, 1996, called for the consolidation of the various zoning districts into one
district which would provide a framework for future redevelopment and revitalization efforts.
On June 13, 1996, the City Council took the recommendation from the Plan and adopted
Ordinance 2183, an amendment to the Zoning Ordinance creating .the NG Northgate District.
The amendment was the result of input from Northgate merchants, residents, and property owners
through a community meeting held on April 30, 1996, and input from the Northgate Ad Hoc
Steering Committee, Northgate Revitalization Board (NRB), members of city staff, and the
Planning and Zoning Commission. The NG Northgate District features three subdistricts:
NG-1 Historic Northgate -which would generally apply to the "core area" of Northgate, in
the vicinity of the existing C-NG Commercial Northgate district;
NG-2 CommercialNorthgate -which would replace the. existing. C-1 district in the general
area of the Albertson shopping center; and
NG 3 Residential Northgate. -which would consist of the existing residential areas to the
north to be zoned for higher density residential redevelopment.
Now that the NG Northgate District has been created and added to the Zoning Ordinance, the
City is initiating the application of this. district to-.the entire Northgate area.
Enclosed are maps of the existing and proposed zoning of the Northgate area. The existing
zoning consists of: R-1 Single Family Residential, R-2 Duplexes, R-6 High Density Apartments,
C-NGNorthgate and C-1 General Commercial. The proposal is to rezone these districts to NG-1
Historic Northgate, NG-2 Commercial Northgate and NG-3 Residential Northgate, as shown on
the Proposed Zoning Map. Also enclosed are lists of the permitted uses in the current zoning
districts, and lists of the permitted uses in the proposed zoning districts.
The Planning and Zoning Commission will consider the rezonings at their regular meeting
scheduled for Thursday, July l8, 1996 at 7:00 p.m. in the Council Room of the College Station
City Hall, l 101 Texas Avenue.
The City Council will consider the rezonings and recommendations made by the Planning and
Zoning Commission at their regular meeting scheduled for Thursday, August 8, 1996 at 7:00 p.m.
in the Council Room of the College Station City Hall, 1101 Texas Avenue.
All property owners within 200 feet of the subject properties have .received notification of this
request.
