AN ORDINANCE REZONING A-..2-~~CRE TRACT OF LAND LOCATED AT
BLOCK B OF EASTMARI{ PHASE II IN THE CITY. OF COLLEGE STATION,
BRAZOS COUNTY, TEXAS, CONVEYED TO OWNER, REAL ALCHEMY I,
L.P., BY DEED RECORDED IN VOLUME 1740, PAGE 139 OF THE BRAZOS
VALLEY DEED RECORDS, FROM C-1 GENERAL COMMERCIAL TO WPC
WOLF PEN CREEK DEVELOPMENT CORRIDOR.
WHEREAS, on Mazch 28, 1996, the City Council of the City of College Station
convened and pursuant to notices prescribed by law held a public hearing with
regard to the application for the rezoning of a 2.0 acre tract of land located at
Block B, Lots 13R & 14R of Eastmazk Phase II in .the City of College Station,
Brazos County, Texas, conveyed to Owner, Real Alchemy I, L.P., by deed
recorded in Volume 1740, Page 139 of the Brazos County Deed Records..
WHEREAS, the above-described property is currently zoned C-1 General
Commercial;
WHEREAS, the above-described property is currently unused and is vacant land;
WHEREAS, the owner of the above-described property, Real Alchemy I, L.P., has
applied for. the rezoning of the above-described property to -WPC Wolf Pen Creek
Development Corridor;
WHEREAS, the City Council of the City of College Station, Texas heazd evidence
that the above-described property is part of a 7.0 acre .addition to the University
Commons apartment community;
WHEREAS, evidence was presented that the balance of the tract is currently
zoned WPC;
WHEREAS, the City Council of the City of .College Station, Texas, heazd
evidence as to the location of the above-described property bounded on the east by
a bowling alley, on the west by Eastmark Drive .and "on the north by Wolf Pen
Creek;
WHEREAS, evidence was presented that the vacant. land between Highway 6,
Dartmouth Street, Holleman Drive, and Southwest Parkway is planned to support
mixed use;

WHEREAS, evidence was presented that tfie proposed zoning change is in
accordance with the Comprehensive Plan;
NOW, THEREFORE, BE IT QRDAINED BY THE CITY COUNCIL OF THE
CITY OF COLLEGE STATION, TEXAS, that the above-described property is
hereby rezoned from C-1 General Commercial to WPC Wolf Pen .Creek
Development Corridor, effective immediately.

STATION, BRAZOS COUNTY, TEXAS, CONVEYED TO OWNER, REAL
ALCHEMY I, L.P., BY DEED RECORDED IN VOLUME 1740, PAGE 139 OF

COMMERCIAL TO WPC WOLF PEN CREEK DEVELOPMENT CORRIDOR.

regard to the application for the rezoning of a 2.26 .acre: tract of land located at
Block B, Lots 13R & 14R;of Eastmark Phase II in the City of College Station,
Brazos .County, Texas, conveyed to Owner, Real Alchemy I, L.P., by deed
recorded in Volume 1740, Page 139 of the Brazos County :Deed Records.
WHEREAS, the above-described property is currently zoned C-1 General
Commercial;
WHEREAS, the .above-described property is currently unused and is vacant land;
WHEREAS, the owner of the above-described property, Real Alchemy I, L.P., has
applied for the rezoning of the above-described property to WPC Wolf Pen Creek
Development Corridor;
WHEREAS, the City Council of the City of College Station, Texas heard evidence
that the above-described property is part of an approximately 7.0 acre addition to
the University Commons apartment community;
WHEREAS, evidence was presented that the balance of the tract is currently
zoned WPC;
WHEREAS, the City Council of the City of College Station, Texas, heard
evidence as to the location of the above-described property bounded on the east by
a bowling'.. alley, on the west by Eastmark Drive and on the north by Wolf Pen
Creek;
WHEREAS, evidence was presented that the vacant land between Highway 6,

NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE
CITY OF COLLEGE STATION, TEXAS, that the above-described property is
hereby rezoned from C-1 General Commercial to WPC Wolf Pen Creek
Development Corridor, effective immediately.
