A1T uses permitted within the C-N district are to be determined for each proposed
location by the Planning and Zoning Commission when the Commission finds:
A That the proposed use meets all the minimum standards established in the.
Zoning Ordinance for this type of use;
B. That the request meets the purpose of the C-N district, which is to provide
small commercial sites for residential convenience goods and services;
C. That the proposed use will not be detrimental to the health, welfare, and
safety of the surrounding neighborhood or its occupants, nor. that the use
adversely affects the nature. of the residential character;
D. That the use is a low traffic generator and .does not create any noise, light,
or odors abnormal to the residential neighborhood.
E. That there will be no outside storage or display of goods.
The PRC reviewed this.. request on October 18, and foundthat the situ plan met most of
the minimum standards with the exception of some minor comments relating to details that
are normally required on site plans. The PRC also required additional screening for the
parking area in front in-accordance with Streetscape standards.
Staff recommends approval with. PRC requirements.
