Discretionary Items:
Provide elevation details of the proposed tower and building for the Planning and :honing
Commission meeting. The Commission has the discretion to require screening.
Recommendation on proposed gravel drive?
Ordinance Requirements:
Provide the minimum 500 points in landscaping.
Fire protection must be provided to the site. A hydrant must be located within 300'' of the
proposed propane tank.
_ Provide the. dimensions of the. full property with the drive location and lease area
dimensions.
_ A drainage development .permit is required. prior to issuance of a permit. Address the
culvert and provide a separate sheet to include drainage and topography information.

_ Provide existing and proposed contours- for the proposed roadway.
_ Is the 15' utility :easement for electrical service and will it be dedicated by separate
instrument?
Correct the call discrepancy along Arrington Road.

Comments/Concerns:
Coordinate electrical service details with Electrical Line Designer Don Lusk at (405>) 764-
3660.
Existing telephone .facilities are located along Arrington Road.. The developer is
responsible for placing one 4" diameter PVC pipe with pull string from the end of the 15'
utility easement to the outside termination on the building. The PVC pipe should ell up 4'
at the termination point and the conduit should be :capped. The service entrance must be
located within 20' of power ground and no closer than 36". If termination is not within 20'
of power, an 8' x 5/8" copper: ground rod must be placed at the base of the termination

SUBJECT: Conditional Use Permit - Cellular One Tower; proposed cellular
telecommunications. tower to be located on an 80' x 80' .lease site .out of ,a 24.97
acre tract in the Augustus Babille Survey on the southwest. corner of the Arrington
Road and Greens Prairie Road intersection. (95-706)
A Project Review Committee meeting: was held Wednesday, .June 21, 1995 to discuss thti above
mentioned conditional use permit .request. City Planner Kee moved to recommend approval of
the proposed use and site: plan with the following conditions:

Committee. This list does not relieve the applicant of total compliance with all current
ordinance requirements.

Co`mments/Concerns:
/ The fire department has requested a knox box to be located at the entrance gates to the
facility to assist in emergency access to the site. The box is not a requirement.
~`~ . _ The customer will be asked to move the service pole within 10` of the city owned power
pole. The customer must also provide two 2" PVC conduits from the service .pole 36"
deep to the .power pole .and three 10' stalks. of rigid conduit for the riser to go up the
power pole. The customer is responsible for the service wire from the .service pole to the
tower and approximately 20% of the .total cost of the project. Coordinate. electrical
service details with Electrical Line Designer Don Lusk at (409} 764-3660.

P&Z Representative Lightfoot seconded the motion to recommend approval of the use and site
plan with the above mentioned conditions which passed unopposed (3 - 0).
SUBMIT 10 COPIES OF THE REVISED SITE PLAN BY FRIDAY,: JUNE 30, 1995 TO BE
INCLUDED. IN THE PLANNING AND ZONING COMMISSION PACKETS FOR TF~ 7:00
P.M. MEETING ON THURSDAY, JULY b, 1995. THE MEETING WII,L BE HELD IN THE
COUNCIL .ROOM OF THE COLLEGE STATION CITY HALL LOCATED AT 1101 TEXAS
AVENUE. SOUTH.
