In answer to your request for the Holy Cross Church on Sebesta, we offer the
following:
1. You will need #o get with John Logan regarding existing main,and'service
lines, because. they were just installedand we have no as-butts yet.
2. You spoke with Paul Leventis about relocating the driveway, but you will
need to get approval from Veronica and Ed Hard on the new location before
Young Contractors paves the road (mid to late May)...Until the new location is
approved, we won't change the location on the plans.
3. Check the. location of he new fire hydrant in front of the church, because the
..Fire Department specifically placed the hydrant adjacent to the old driveway.

attached sheet. This site plan will go to P.R.C. forreview, after which thirteen (13) copies of

Veronica,
I spoke with Eric Hurt about Holy Cross Lutheran Church on Sebseta. He simply added
that a fire lane will be necessary along the gravel drive to Foxfire Drive. An all weather
surface,. as defined,by the City Engineer will be necessary at all times, and must be
maintained until Phase IL of the parking lot. A suggestion was made to alter the Phase I
parking so that the trucks could get their turning radius. within the parked cars, but this
would not be practical due to the current parking layout. He also noted that if the gravel
drive is a firelane, they will not hesitate to issue citations and tow during church service.

The following are typical standards for Plan. Development established by Ordinance or Policy:
C~' 1. Building separation is a minimum of 15 feet.
~ 2. Building setbacks are outlined in Ordinance 1638, Zoning Ordinance,
Table A (Sec. 7, P. 30)
f3~~.~ Minimum parking space is 9' X 20', or on a perimeter row, 9' x 18' with a 2' overhang. All multi-family
parking lots must be screened from rights-of way.
(~4. Minimum drive width is 23' with head-in parking or 20' without parking.
l~. Landscaped islands of 6" raised curb are located at both ends of each parking row.
C~' 6. Landscaped islands are also located every 15 spaces or interior rows and every 20 spaces on perimeter
rows. Streetscape compliance is required which involves special plantings along certain specified in the
City's Streetscape Plan.
l~" 7. A 6" raised. curb is required around all edges of all parts. of all paved areas without exception. (To
include islands; planting areas, .access. ways, dumpster locations, utility pads, etc.) Curb detail to be
approved b~ City En ig. Weer. No exceptions will be made for areas designated as "reserved for future

~. Wheelstops maybe required on interior rows longer than 10 spaces or in special situations.
C~ 9. Sidewalks are: required at time of development if property has frontage on a street shown on the
sidewalk Master Plan or if the Project-Review Committee determines the necessity. (Refer to Section
10.2 of the Zoning Ordinance).
~0. Director of Public Services determines.. number, and size of dumpsters. Locations shall be such that
dumpsters are. not visible from streets. Gates are discouraged and visual screening maybe required.
C`~ 11. Parking islands are 9' X 20 ; or 180 square feet.
~ l] )1 .Healthy, native trees over 6" in caliper should be retained whenever possible.
~ 13. Fire lanes of a nunimum of 20 feet iri width with a minimum height clearance of 14 feet must be

The center ins of the 23' drive should be 64.3 feet from the
existing fire hydrant. I have included vertical control for the
drive. however I am not sure what datum your surveyor is using. I
recommend. that the elevation of the gutter line of the drive at
the right-of-way be a minimum of 0.5 feet higher that the gutter
line of the street. I have proposed 15 foot returns and the City
plans show a 20' radius return. A 20' radius return is fine with
me.

I do not see any container. location or reference to garbage collection on the plan. It is my understanding
that all site plans or modifications to site plans must have garbage collection referenced before they are
accepted at Planning. Let me know if I am understanding the process correctly.
