Also on the call were that Debra Griffin we met earlier, and another engineer. Anyway, the plan is for them to come in next Wednesday, after PRC, but while we're all together, to show us a conceptual plan and to meet with all of us who will be involved in the review process. I will have Natalie add a note to the bottom of the PRC agenda for everyone who .normally attends to remember to stay after the last project officially reviewed so they can meet-these people and point out any problems in the area that they are aware of. The plan is to build 132 units. They will be 1 story buildings, 3 4-plexes arranged in an L or a U, for a total building area of appx. 12,000 square feet. I warned them about the possiblity of sprinkler requirements, and referred them to David Moore to talk. about building regulations. We spoke of the temporary access from Wellborn they can have during the building process, with that access to be closed and permanent access to be taken from the street which runs across the northern part of their property prior to issuance of a certificate of occupancy. I can't think of anything else right now, but if I do, I'll let you know. If you have any questions, don't hesitate to call. I responded that I'm not at liberty to waive any of the required fees, but I .did follow up by checking with some. of the review staff to see if we could help you in other areas'. As it turns out, what the Planning staff agreed to will help you financially during the construction of your project. The reviewing staff has, in recent years, required the developer to put up a bond for landscaping for either all of a multiple building project of the "half-way mark", or for the landscaping which is not yet in if the developer is doing some on-going planting as each building receives a Certificate of Occupancy. This morning when this same staff met, it was agreed that as long as you, the developer, are installing some landscaping with each building that receives a Certificate of Occupancy, we will not require the bond for the unplanted material unless there are still items left undone when you. are requesting your Certificate of Occupancy for the last building. This should help your cash flow during: the construction of your project. Please be aware that all landscaping shown and approved on your landscaping plan must be installed and the site cleaned before you will receive the Certificate of Occupancy on your last building with dwelling units. Jn lieu of this, you have the option of making a financial guarantee for that which has. not been installed;. Should that be the case:, please contact our office for specific details well in advance to when you will be expecting to receive your Certificate of Occupancy on your final building. Permit for the Cottages of Rock Prairie located on the southeast corner of the intersection of Wellborn Road and Monier Drive, which is now under construction. The contractor is proposing to construct a concrete. flume from the subject property line to an existing 24-inch -RCP under Wellborn Road (FM 2154). Included for your review is a copy of plan and profile views of the proposed. concrete flume. and a drainage report quantifying the amount of additional post development runoff from the site. If this submittal meets TxDOT criteria and you are able to approve it, please keep this information for your records. We have our own copies and therefore do not need anything to be returned.
