drainage. easement, and being a portion out of Lot 17, Block One, Regency Square, as depicted by
plat recorded in VOLUME 771, PAGE 103 of the Official Records of Brazos County, Texas, said
0.087 acre tract being more particularly described as follows:
BEGINrtINCr at the south corner of said Lot 17, and lying in the east line of Lot 19.
