This location could .use a small 90 .gallon container for service.. However, I think that a pad and screening should be notated on the plan in case of .increased business, selling _to another .business that. would require a larger container and more. service, etc. This pad would. not be used unless it was needed. This would save us from retro-fitting the location for FEL service. Conditional Use Permit -Saint Mary's Student Center (95-713)z No problem. Parking. Lot. The following are typical standards fo_r Plan Development established by Ordinance. or Policy: ^ 1. Building separation is a minimum of 15 feet. ^ 2. Building setbacks are outlined in Ordinance 1638, Zoning Ordinance, Table A (Sec.. 7, P. 30) ^ 3. Minimum parking space is 9' X 20', or on a perimeter row, 9' x 18' with a 2' overhang. All multi-family parking lots must be screened from rights-of way. ^ 4. Minimum drive width is 23' with head-in parking or 20' without parking. ^ 5. Landscaped islands. of 6" raised curb are located at both ends of each parking row. ^ 6. Landscaped islands are also located .every 15 spaces or interior rows and every. 20 spaces on perimeter rows. Streetscape compliance is required which involves special plantings along certain specified in the City's Streetscape Plan. ~' 7. Healthy, native.. trees over 6" in caliper should be retained. whenever possible. ^3. Fire lanes of a minimum. of 20 feet in width with a minimum height. clearance of 14 feet must be established if any structure of any type is more than 1.50 feet from a public street or highway. ^ 4. Any structure in any zoning .district. other than R-1, R-lA, or R-2 must be within 300 feet of a fire hydrant as measured .along a public street or highway. ^ 5. Fire hydrants must be located on the same side of a major street as a project, and shall be in a location approved by the Fire Marshal's office and the Superintendent of Water and Sewer. ^ 16. Jerry Etheridge f \, ', , ~~ ,- „, '~ . ,,, - ~ ': ~-. ` ~ ; ~~ ...: r ~:' From: Veronica Morgan To: City of College Station.City Hall(KLAZA), SHOMEYER Date: 5/2/96 2:42pm Subject: Budget Mini-Storage -Reply ok, guys, here is the scoop. jim came and talkedto me just before lunch but after Steve and i talked. he had just gotten off the phone with north bazdell. jim agreed that we would take a letter of credit for the project and give him a o.o.. in an effort to keep Steve involved and as the contact person. steve if y'ou would call north bardell and let him know we will accept: l.an irrevocable letter of credit that has a "shorE time frame", a couple of months or so...... not. a yeaz long one, i would even feel uncomfortable with a 6 month time frame. (the purpose of this short time frame is to keep them moving on the solution and get it inthe ground!!!!!- soon!!!!!). 2. let north know that we will not hesitate to cash the letter of credit if we feel: it necessary to do the improvements before ferry etheridge moves to do it 3. we alsowill need a letter of understanding from ferry etheridge that states thaf he realizes a. he isresponsible for the total cost of the improvements necessary, even if the letter of credit doesnt cover it( i.e. if we have to do it) b.he gives us permission o enter his property and do "whatever it takes" to fix the problem (if we end up doing it) c. he understands that if we feel. it is necessary, he gives us permission to cash the l.c. at any time to do the improvements 4. we need a signed, sealed engineer's estimate for the improvements and if he wants to guarantee the engineering work, we need an estimate for that too....., once we have all these items, this drainage problem on the c.o. will be solved.(for the time being) jim, if i have forgotten something please let usknow. thanks. »> Steve Homeyer 05/02/96 1212pm »> I spoke with Earl Ravel this morning about this site and he was not too happy when he left. As you have heard, this site. was built with no regazdto approved plans. The owner. decided he did not like the way the engineer designed the site so he changed it. Now he is waiting on the engineer, MDG, to submit an as built set of plans thatwould indicate that the existing situation will comply with our ordinances. The owner wants to get his CO on this site so that he can get the students before they leave for the summer. His proposal is to guarantee the work and then fmish it later. Veronica and I discussed this proposal this morning and neither one of us agree to this and I made him aware that we would prefer a site to be complete prior to issuing any CO. They will need to enlarge the pond and deepen it to provide the required :capacity.. As stated before, Veronica and I do not want to take the chance with this individual because of the history of this project.. This will be the last time we will want to extend this letter. The main reason for having to extend it is because he does not feel that MDG designed it correctly and he does not want to build it because that-would reduce his leverage in negotiations with them. During an inspection of the detention .pond on February 11, 1997, I noticed that the pond was not constructed in accordance with the approved construction drawings. The pond does not appear to have adequate, capacity due to its constructed size and depth. The approved plans show the pond to be much larger and not as shallow as the one constructed. There is also a grate inlet within the parking area that .was never installed. This inlet was also included 'in the set of approved plans. It will be your responsibility to provide .the necessary documents -.that indicate the pond and all appurtenances were .constructed as designed. If you fail to provide.. this information by March" 7, 1997 the City. will begin enforcement actions. In addition, you are still responsible for any streetscape requirements that have not been. addressed. Please call as soon as possible to inform me of your work schedule.
