Term. ,The term of this License shall be one (1) year, commencing on the effective date (hereinafter defined}. Thereafter, provided Licensee is nc~t in default of any term or provision hereof, Licensee shall have the right to extend the term of this License, upon sixty (60) days prior written notice, for a period of one (1 } year. LJS shall have no obligation whatsoever to provide. any utility service to Licenses or to pay any cost associated with such insfallafion and construction.. in'this regard, Licensee acknowledges that LJS makes no representation or warranty wi#i1 respect to the License Araa•nor the property of which the License Area, is a part, nor its suitability for L icensee's intended use, LJS and Licensee have heretofore mutua{fy agreed upon the site plan annexed hereto as Exhibit "A" and by their execution of this License waive any right to object to said plans. 5. t15e of License Area.. Many .existing. building sites in Northgate lack enough space to include any landscape/streetscape additions.. These.. sites shall be considered exempt from external requirements. 2) The .landscape/streetscape improvements should encompass at least i/3 of the width. of the building frontage.
