SUBJECT: Paf°king Lot Plan -International Supply; proposed retail warehouse facility to be
located at 501 Graham Road, lot 2, block 1 of the Brown Addition along Graham
Road. (95-411)
A Project Review Committee meeting was held Wednesday, May 17, 1995 to discuss the above
mentioned parking lot plan. Assistant City Engineer Morgan moved to approve the proposed site
plan with the following comments and the condition that if the grading and drainage plan alter the
site substantially, the site plan must be reviewed and approved again by the Project Review
Committee.
CONDITIONS OF APPROVAL.
The following is a list of ordinance requirements identified by the Project Review
Committee. This list does not relieve the applicant of total compliance with all current
ordinance requirements.
Ordinance Reduirements:
Submit the proposed site grading and drainage plan.
_ Show the dimensions of the proposed building.
Show what will be stored in the proposed storage area.
Indicate where the retaining wall section is on the site.

Ordinance Requirements (cont.):
Note the minimum, maximum and average flows for sizing the water and sanitary sewer
meters.
-Show or note the distance to the nearest fire hydrant location. Show. the steamer
connection direction.
Show the water meter location.
_ Show that curbing will be installed around the perimeter of the parking area and that it will
not be installed along the drive entrance to the storage area.
An irrigation plan must be submitted and approved prior to issuance of a certificate of
occupancy for the proposed building.
Change note seven to reflect the city of "College Station" instead of "Bryan".
_ Dimension the 6' setback from the property line to the parking lot.
_ Provide adequate screening for the storage area. Details for the screening will be
determined once the grading and drainage plans are approved.
Provide a 10' public utility easement along the west property line to provide for electrical
service.
Show the existing high pressure gas line (Southwestern Gas) along Graham Road. L-
Comments/Concerns:
The customer must provide two 4" conduits from the power pole located at the northwest
property corner along the west property line to a point approximately 90' from the
southwest property corner to the padmount transformer. From this point, the customer
will provide conduit to the meter location on the building. The customer is also
responsible for 20% of the total cost of service. Voltage to this building will be 120/208
three phase. Coordinate details with Electrical Line Coordinator Don Lusk at (409) 764-
3660. `'
Provide one 2" diameter PVC pipe with pull string from the Graham Road right-of--way to
the outside termination of the building. The PVC shall ell up 4' at the termination point
and the conduit should be capped. The entrance must be within 20' of power and no
closer than 36". If termination is not within 20' of power, a 8' x 5/8" copper ground rod
must be placed at the base of the termination. Coordinate service details with G.T.E.
Representative Laverne Akin at (409) 821-4723.`
P&Z Representative Hall seconded the motion to approve the site plan with the above mentioned
conditions which passed unopposed (3 - 0).

SITE PLAN ATTACHED TO CONTINUE WITH PHASE II OF THE BUILDING PERMIT
PROCESS. COORDINATE FUTURE SUBMITTALS WITH DEVELOPMENT
COORDINATOR SHIRLEY VOLK AT (409) 764-3570.
APPEAL PROCESS: An applicant may appeal the decision of the Project Review Committee
to the Planning and Zoning Commission within five days after the PRC Committee meeting.
Failure to appeal the PRC action shall constitute a contractual acceptance of all conditions
unposed, and a waiver and surrender of all complaints, defects, or potential invalidity, whether
under state or federal law. An applicant appealing the decision of the PRC shall file ten copies of
the final site plan as approved by the PRC, showing all changes and requirements imposed by the
PRC, and accompanied by a written explanation of those items being appealed. Until said copies
are on file, no further development approval shall occur, and no further action by the Commission
shall take place. An applicant may appeal only certain aspects of site plan review, and in the
absence of discretionary review by the Commission, or review pursuant to a petition, all other
aspects of the site plan shall be final. Any notllce of appeal shall state with particularity the aspects
