Representative SUBJECT: Preliminary Plat -Arbors at Wolf Pen Creek; proposed subdivision of 8.49 acres consisting of one Wolf Pen Creek zoned lot located along the north side of Holleman at the Lassie Lane intersection. (95-310) A Presubmission Conference meeting was held Wednesday, June 21, 1995 to discuss the above mentioned preliminary plat. The following is a list of discretionary items and ordinance requirements identified by the Presubmission Conference. This list does not relieve the applicant of total compliance with all current ordinance requirements. Discretionary Items: Due to the relocation of Kyle, the existing right-of--way of Lassie Lane should be abandoned. Conduct the necessary deed research to determine from what property the right-of--way was acquired from and request to abandon the right-of--way. The existing public right-of--way cannot be used for a private drive. (Reference the volume and page number on the final plat of the abandonment.) PRC Report Arbors at WPC Case # 95-310 Page 2 of 2 Ordinance Requirements: _ Water and sanitary sewer impact studies are not required with the preliminary plat. A plat is not required for the subject property per the College Station Subdivision Regulations; however, the applicant has chosen to plat the property to dedicate the necessary right-of- way for the Kyle extension. Water and sanitary sewer impacts will be required at the time of site plan review. Show all existing easements adjacent to the subject property. _ Show the floodplain and floodway areas on the preliminary plat or note that none of the subject property is within the FEMA designated area. Change the note on the 35' Wide R.O.W. Reserve to a "35` Wide R.O.W. Dedication". Comments/Concerns: _ The adjacent property. to the east is not being included in this preliminary plat due an agreement made between the applicant and the City regarding the Kyle extension. There is an offset of Kyle right-of--way between the subject property and the Lacour property to the rear. This offset will be addressed with the construction of the street. At that time, the necessary right-of--way will be purchased to adjust the offset. _ The customer is responsible for 20% of the total cost of electrical service. An electrical design will be done at the time of site plan review. Coordinate electrical service details with Electrical Line Designer Don Lusk at (409) 764-3660. _ Provide a 15' utility easement along Holleman Drive. Additional easements may be required at the time of site plan. Coordinate service details with G.T.E. Representative Laverne Akin at (409) 821-4723 . SUBMIT 13 COPIES OF THE REVISED PRELIlVIINARY PLAT BY FRIDAY, JUNE 30, 1995 TO BE INCLUDED IN THE PLANNING AND ZONING COMMISSION PACKETS FOR THE MEETING OF JULY 6, 1995. THE CITY COUNCIL WILL CONSIDER THE FINAL PLAT ON THURSDAY, AUGUST 10, 1995. BOTH MEETINGS WILL BE HELD AT 7:00 P.M.
