Field notes of a 0.245 acre tract or parcel of land, lying and being
situated in the Morgan Rector Survey, Abstract No. 46, Brazos County, Texas,
and being part of the 38.65 acre tract described in the Purchase Agreement
between Vera C. Dowell (Seller) and Clint A. Bertrand (Purchaser), recorded in
Volume 305, Page 853, of the Deed Records of Brazos County, Texas, and
being more particularly described as follows:
BEGINNING at the '/z °' iron rod set at the intersection of a northwest line
of the 38.65 acre tract with the northwest right-of-way line of State Highway
No. 6 (East By-Pass);
THENCE S 02° 19' 26" W along the west right-of-way line of State
Highway No. 6 (East By-Pass) for a distance of 123.70 feet to a concrete right
of way marker;
THENCE S 48° 56' S4" W along the northwest line of Farm to Market
Road No. 2818 for a distance of 33.07 feet to a concrete right of way marker;
THENCE N 84° 18' 56" W along the north right of way line of Farm to Market
Road No. 2818 for a distance of 124.35 feet to a 1 /2" iron rod set in a
northwest line. of the 38.65 acre tract, a 5/8°' iron rod is fmound marking an
interior ell corner of the 38.65 acre tract bears S 48° 54' 13" W - 207.13 feet.
THENCE N 49° 07' 39" E along the common line between the 38.65
acre tract, and the 1.0.40 acre tract described in the deed to Dan Clancy and
Susan Clancy, recorded >in Volume 467, Page 314, of the Deed Records of

BEGINNING at the fence corner found marking the north corner of the
said 38.65 acre tract, same being the west corner of the 10.40 acre tract
described in the deed to Dan Clancy and Susan Clancy, recorded in Volume
467, Page 314, of the Deed Records of Brazos County, Texas, also see Last
Will and Testament of Vera Cox Dowell, recorded in Volume 1734, Page 337,
of the Official Records of Brazos County, Texas;
THENCE S 39° 29' 51 " E along the common line between the 38.65
acre tract and the 10.40 acre tract, for a distance of 401.95 feet to the north
right-of-way line of Farm to Market Road No. 2818, same being in a curve
concave to the north, having a radius of 820.41 feet;
THENCE along the north right-of-way line of Farm to Market Road No.
2818, as follows:
Northwesterly along said curve for an arc length of 356.27 feet
to a concrete right-of-way marker found
marking the end of this curve, the chord bears
N 72° 39' 21 " W - 353.48 feet,

between Vera C. Dowell (Sellerp and Clint A. Bertrand (Purchaser), recorded in
Volume 305, Page 853, of the Deed Records of Brazos County, Texas, and
being more particularly described as follows:
BEGINNING at the 14" hackberry tree fence corner found marking the
common corners between Lot 11 A Vacating &Resubdivision of Lots 6 - 11,
Lakeview Acres, according to the plat recorded in Volume 507, Page 253, of the
Deed Records of Brazos County, Texas, said 14" hackberry tree also being the
west corner of the beforementioned 38.65 acres;
THENCE N 45° 24° 55" E along the northwest line of the
beforementioned 38.65 acre tract, same being the common line between Lot
1 1 A and 11 B (Volume 507, Page 253) with Lot 12 Lakeview Acres Revised
Subdivision, according to the plat recorded in Volume 128, Page 300, of the
Deed Records of Brazos County, Texas, and Lot 6A (Volume 507, Page 2531
with Lot 5C Vacating &Resubdivision of Lot 5, Lakeview Acres, according to
the plat recorded in Volume 448, Page 607, of the Deed Records of Brazos
County, Texas, for a distance of 767.62 feet to a 4" creosote post fence corner
found marking the common corner between Lot 5C (Volume 448, Page 607) and
the 38.65 acre tract, said 4" creosote post fence corner also being in the
southwest line of a 7.46 acre tract described in the deed to Baptist Church Loan
Corporation, recorded in Volume 1093, page 512, of the Official Records of
Brazos County, Texas;
THENCE S 45° 56' 34" E .along the common line bet°vV'ecr~ Lot 12,
Lakeview Acres and the 7.46 acre tract for a distance of 225.16 feet to a
crosstie fence corner found marking the common corner between the 38.65 acre
tract and the 7.46 acre tract;

found marking the east corner of the said 7.46 acre tract, same being the south
