I just called Stewart Kling back and
told him the following:
(1) He needs to preliminary plat the
entire parent tract.
(2) Ne needs to submit impact studies
on the entire parent tract.
(3) He can final plat the 3.77 acre
Karbrook tract out of the parent tract
without having to include the remaining
acreage in the FINAL plat.
(4) If he wants to waive any of these
things, we need to talk about it and
look at the possibilty of development
agreements, variances, etc.
(5) The Dartmouth ROW must be shown on
the preliminary plat. Ne can align it
any way he wants to as long as he meets
our standards and uses the three fixed
points on 2818, Morgans lane and
Brothers. The right-of-way wilt be
determined with the preliminary plat
through the use of the impact studies.
So, let's not meet to talk about this
specific case tomorrow. I think that
it's beem taken care of, for now
anyway. If and when they want to
request a variance, we can meet and
discuss the process at that time.

Dear George:
In response to your questions regarding the future extension of Dartmouth through the 6.99 acre
Baptist Church Loan Corp.. tract:
The street width needed to serve development (exclusive. of the width needed for use of
Dartmouth as a thoroughfare) will be determined by the tract developer's design engineer.
If the tract were to develop far office or professional uses the 60' street right-of--way and
39' street width, as in the Emerald Plaza development; is a reasonable projection.
The proposed width for Dartmouth is 90' ofright-of--way with a 70' pavement width.
Additional width for turn lanes :maybe necessary at the intersection with F1VI 2818.
The actual amount of oversize participation to be paid in the development of the subject
tract will be based on the .additional quantities of paving, right-of--way and related items
necessary to provide the additional width. In the Dartmouth Crossing subdivision the
engineer's estimate. reflects approximately $169;000 in oversize. participation. That
subdivision ineludes approximately 750' of the extension of Dartmouth. Again, the actual
participation in Dartmouth oversize through the subject tract will be based on the specific
quantities invalved.
