Per our conversation last Friday, we request that the rezoning
application submitted on February 22, 1995 for WOODCREEK 6.71 Acre
Traot be revised to show a zoning of P.U.D.#2 instead of P.U.D.#1.
According to our Calculations the submitted subdivision plan conforms
to the P.U.D.#2 Zoning.
The revised Land Use Intensity Ratios are as follows:
Total Area 6.71 Acres = 292,288 sq. ft.
Density = 3.42 D.U./Acre
O.S.R. = 0.74 (Per Ordinance)
therefore, min. allowable open space = 0.74 X Total Area
= 216,293 Sq. ft.
Avg. allowable floor area/unit = 292 288 - 216,293

= 3,304 sq. ft./unit
Floor Area Ratio = ~f3304)
292,288 0.2b0 < .283 per Ord.
Livability Space Ratio = .624 > .48 per Ord.
Recreation Space Ratio = .050 > .042 per Ord.
Occupant Car Ratio = 2.0 > 1.2 per Ord.
Total Car Ratio = 3.1 > 1.4 per Ord.

1. Signed Rezoning Application Form
2. Three (3) blueline prints of the Rezoning Map with Metes
and Bounds Description
3. Rezoning Filing Fee in the amount of $250.00
4. Sixteen (16) folded blueline prints of the revised Master
Development. Plan
5. Sixteen (16) folded blueline prints of the Preliminary
Plat
6. Preliminary Plat Filing Fee in the amount of $200.00
7. Variance Request
It is my understanding that these submittals will be placed on
the agenda of the Thursday, March 16, 1995 Planning and Zoning
Commission meeting.
