Applicant: Cottages of Rock Prairie Ltd. Partnership
ITEM: Consideration of a preliminary plat for Edelweiss Phase Five, which includes
two lots totaling 27.455 acres.
ITEM SiTNEVIARY AND STAFF RECOMMENDATION
This property is bound by Victoria Ave. on the east, the Graham Rd. Industrial area. on
the south and Wellborn Rd. on the west. It consists of 27.455 acres and is the
proposed location of the Cottages at Rock Prairie as well as Edelweiss Park and
Detention Facility.. The Cottages is the federally assisted multi-family elderly housing
project that was recently approved for funding. Council rezoned part of this property
to R-5 recently. The plat includes the dedication and construction of Mortier Drive
which is one of the collectors shown on the Edelweiss Master Plan. This collector will
connect to Wellborn and will bound the Cottages on the north. This property is also in
the City's impact fee area and fees will be assessed accordingly. Staff recommend
approval of the preliminary plat.

Water -Water will be extended to this property from a waterline in Victoria
Avenue.
Sewer -Sewer will be extended to this property from the Graham Road
sewerline. This area is all subject to sewer impact fees.
Streets -The property is bound on 3 sides by a major arterial, a minor arterial
and a collector street.
Drainage -Drainage will be overland toward Mortier Drive. All drainage
will be reviewed at the time of site plan and will be required to comply with
the City of College Station Drainage Ordinance.
Flood Plain -None
Sidewalks -Will be placed. along both sides of Mortier.
Parkland Dedication -Already been dedicated
