Request: Preliminary Plat of Greensworld Phase Two, consisting of one commercial lot
totaling 3.861 acres located along SH 6 just north of the existing Greensworld Golf Course.

ENGINEERING
Water: Will be extending an 18 inch line along the frontage.
Sewer: Sewer is existing on the property.
Streets: Adequate capacity
Drainage: Overland toward the creek. Private drainage easement on this
plat will be maintained by Greensworld, per note on the plat.
Flood Plain: Property is encumbered by 100 year floodplain
Oversize Request: Is being requested on waterline, preliminary engineer's
estimate shows request is for $23,000.00. Impact studies are currently being
revised so that staff can verify this amount is based on the waterline needs of
the property.
Proposed Public Improvements: Waterline.
Easement Dedications: As shown on plat
Sidewalks: N/A
IMPACT STUDIES
Water & Sewer: Impact studies show that these utilities are sufficient and
adequate for the proposed use.
Traffic: Impact study indicates that development of the site will not generate
sufficient traffic volumes to significantly .impact traffic flow on the E. Frontage
Road. It recommended that a shared driveway with Greensworld would be the
best access design, but if this was not possible the driveway should be located as
far south as possible.
Drainage: Drainage will be handled during site plan stage, since this is a
commercial. property.

STAFF COMMENTS /RECOMMENDATIONS
A presubrnission conference was held on 1-11-95. Staff recommends approval of the
preliminary plat.
