HomeMy WebLinkAboutStaff ReportSTAFF REPORT Case No.:95-233 Applicant:Garrett Engineering for Hubbard Kennady, III ITEM Consideration of a Replat of Lot 9R of the Sandstone Addition, located at the corner of Sandstone Drive and Oakwood Trail. ITEM SIJNIlVIARY AND STAFF RECOMMENDATION: The applicant is requesting a replat of Lot 9R, a 3.93 acre lot, in the Sandstone Addition. The original lot is being subdivided into 21ots with one being 1.97 acres and the other being 1.96 acres. As a part of the replat, the applicant will be removing the overhead power lines, placing them underground and dedicating an easement for such. Sewer will also be extended to Lot 9RA and to Oakwood Trail. There has been opposition expressed to this replat by the surrounding property owners. The concerns that have been expressed are related to deed restrictions that exist in the Sandstone Addition. Despite the concerns that the residents have, this plat is in conformance with our development policies and standards and our subdivision regulations. The City's control of subdivisions is limited to these ordinances and not deed restrictions. Staff reconunends approval of the plat with the PRC comments. Quality Service -Citizens benefit from a reasonable tax revenue for the value and quality of service delivered. Cultural Arts -Citizens benefit from participation in the arts. Employment/Prosperity -Citizens benefit from an environment that is conducive to providing diverse employment opportunities. Civic Pride -Citizens benefit from well planned, attractive residential and commercial areas. COMPREHENSIVE PLAN -The following are Goals and Objectives from the City's adopted Comprehensive Plan. Sewer -Sewer will be extended in accordance with the Foxfire/Sandstone sanitary sewer master plan with this plat. Streets -Adequate Traffic - N/A Drainage -Drainage is overland toward the lake. Flood Plain - N/A Sidewalks - N/A Parkland Dedication -Parkland dedication is required in an amount of $225.00 SUBDIVISION ORDINANCE COMPLIANCE This replat complies with our subdivision regulations and development policies. Oversize Request -None Proposed Public Improvements -Sewer will be extended. Easement Dedications - As shown on the plat. ZONING ORDINANCE COMPLIANCE Proposed Use The proposed use is for single family residential development which is in compliance with the current zoning.
