I1'rng Engineering -surveyor ITEM: Consideration of a Final Plat of Lot 1, Block 1 of the Crystal Park Subdivision located on the south side of 2818, 200 feet west of SH 6 East Bypass and containing 3.77 acres. ITEM SUMMARY AND STAFF RECOMMENDATION: This property is being platted in order to reflect. a sale and division that has occurred. A Preliminary Plat of this subdivision was recently approved by Council. The applicant is now final platting one lot out of the preliminary plat for future development. This final plat conforms with the approved preliminary. A few easements have been added or shifted for final locations of utilities. The property currently has R-1 zoning on it, but Council recently approved a request for A-P zoning with the condition that. the .property be legally platted. The current land use plan reflects the area for office com~~l~ercial uses. Staff recommends approval of t~l~e final plat as submitted. Council will decide, based on the information presented, whether these Ends Statements will be met with this request. Transportation/Mobility -Citizens benefit from the ability to move into ,out of, and within College Station in a safe and. efficient manner. Parks & Recreation -Citizens benefit from parks space and recreational activities which are geographically and demographically accessible and serve a diversity of interests. Health & Public Safety -Citizens benefit from a reasonably safe and secure environment.. Education/information -Citizens benefit from access to broad based information and knowledge. Quality Service -Citizens benefit from. a reasonable tax revenue for the value and quality of service delivered. Cultural Arts -Citizens benefit from participation in the arts. Employment/Prosperity -Citizens benefit from an environment that is conducive to providing diverse employment opportunities. Civic Pride -Citizens benefit from well planned, attractive residential and commercial areas. COMPREHENSIVE PLAN -The following are Goals and Objectives from the City's adopted Comprehensive Plan that are applicable in this case. Sewer -Sewer is available on the far south side of the property Streets -The subject property is currently served by FM 2818, a major arterial. The current traffic volumes on this roadway are will below capacity levels. Traffic -Considering the available capacity on FM 2818 and the future extension of Dartmouth, development of this tract will not generate sufficient traffic to create congestion problems. Drainage -Drainage will. be discussed more thoroughly at the time of site plan review. Flood Plain - Floodplain and t7oodway is located on this property.
