V - I think you've had this kind of question before. Stewart Kling called. Client subdivided lot 17 of Rainbow acres (ETJ subdivision) back in June '93 into 4 lots. Floodplain runs through the propery. Owner now wants to replat to eliminate floodplain from a lot for insurance purposes. The lot with floodplain will not be a buildable lot or have access. I told him we wouldn't plat a lot w/o access or utilities. He asks if the 2 lots (A - where the house will be and B - the floodplain area) are irrevocably tied together will we go along with it. He says Vance at the County has na problem. Let me know what you think and what you've done in the past. Paae: 1 MEMORANDUM TO: PLANNING AND ZONING COMMISSION FROM: Veronica J.B. Morgan, Asst. City Engineer DATE: July 27, 1995 RE: FINAL PLAT (ETJ REPLAY) RAINBOW ACRES 2ND INSTALLMENT, Lots 17-1, 17-2, 17-3 and 17-4 of Block 7 The above referenced replat was reviewed at a Presubmission Conference on Wednesday, July 19, 1995. The property is being replatted to remove the floodplain areas from lots 17-7R, 17-SR and 17-1R for flood insurance purposes. Comments were made at the Presubmission Conference with regard to the floodplain line location. These concerns have been addressed. Another concern was t11e potential for a buildable lot on Lot 17-2R. Staff would recommend a note on the plat stating that Lots 17-2R, 17-3R, 17-4R, and 17- 6R will be required to have an elevation certificate from the County Engineer's office. With these comments, staff would recommend approval of the plat.
