Brown & Associates ITEM: Consideration of a Final Plat for the Brown Addition ITEM SUNIlVIARY AND STAFF RECOMMENDATION: This plat is located on the north side of Graham Road, between Schaffer and Wellborn. The applicant is platting the property into 2 lots of approximately 1.64 acres each. Lot 1 has been previously developed and Lot 2 will be developed in the near future. A Presubmission Conference was held on this item on May 3, 1995. At that meeting, staff requested that the applicant dedicate the five foot (5') right-of--way along Graham required for the Graham Road upgrade or cite the volume and page of the dedication if it has been previously. made. Staff would recommend approval with the Presubmission Conference comments. COUNCIL POLICY ENDS STATEMENTS: The following Ends Statements may or may not be met with the approval of this request. Council will" decide, based on the information in the staff report and any staff presentations, whether these Ends Statements will be met with this request. Transportation/Mobility -Citizens benefit from the ability to move into, out of, and within College Station in a safe and efficient manner. Health & Public Safety -Citizens benefit from a reasonably safe and secure environment. Civic Pride -Citizens benefit from well planned, attractive residential and commercial areas. COMPREHENSIVE PLAN -The following are Goals and Objectives from the Cit:y's adopted Comprehensive Plan. Applicable ones are in bold. Complies with Future Land Use Plan Map`.': Yes, land use plan shows industrial. Development Goals and. Objectives: LAND USE Protection of residential uses: Encourage use of vacant land w/ services: Avoid strip commercial: TRANSPORTATION: N/A ECONOMIC DEVELOPMENTc N/A PARKS AND RECREATION: N/A HOUSING: N/A COMMCTNITY APPEARANCE: N/A ENGINEERING COMMENTS AND IMPACT STUDIES - Water Availability -Water has recently been extended to these properties via a 12" waterline that was constructed by the City. Sewer -Sewer has recently been extended to these properties via a 12" sanitary sewer line that was constructed by the City. These lots are subject to impact fees for the sewer. Streets -Graham Road is adequate to handle the anticipated traffic loading from the development of Lot 2. Traffic -Minimal impact, proposed parking lot for Lot 2 will require 18 parking spaces. Drainage - Drainage will be handled at the time of site development. All new construction will have to meet the City of College Station Drainage Ordinance. Flood Plain -None Sidewalks -Sidewalks will not be required as Graham Road is a rural section roadway with roadside ditches. Sidewalks should be constructed at the time that Graham is reconstructed to urban standards. Parkland Dedication -None required SUBDIVISION ORDINANCE COMPLIANCE Subdivision is in compliance with regulations. Oversize Request - No request Proposed Public Improvements -None. Easement Dedications - As shown on the plat. Right-of--way dedication on Graham will be clarified with this plat. ZONING ORDINANCE COMPLIANCE No Conflict
