Kee, City Pla er Veronica Morgan, an City Engineer Others Attending Natalie Thomas, Planning Technician Shirley Volk, Development Coordinator Don Lusk, Electrical Line Coordinator SUBJECT: Final Plat - Eastmark Subdivision Phase II; .proposed final replat of approximately 1.12 acres divided into 5 duplex lots located along the east side of the: intersection of Colgate and Cypress Drives across Colgate Drive from the Wolf Pen Creek Amphitheater. (95-214) A Presubmission Conference was held Wednesday, April 19, _1995 to discuss the. above mentioned final plat. The following ordinance requirements and comments were made by the various staff members: Ordinance Requirements: _ Streetscape elements must be installed along Colgate and Cypress Drives. These elements must also be installed at the corner of Cypress Dnve and Kalanchoe Court to screen the k,~~~.,~~.~e~,~,- ~ proposed~parking areas so that they are not visible from Colgate Drive. Provide a sidewalk along Colgate Drive to connect with the existing. sidewalk along Cypress Drive. ~ ;3 >. ~~ Label the 20' public utility easement along the east side of lot SR. Show the existing fire hydrant that will provide fire protection to the proposed lots„ PRC Report Eastmark II #95-214 Page 2 of 2 Ordinance Requirements cont.): _ __ - Submit. paid tax certificates for the subject property. ~""~ ~s~ ~~ Correct the rear setback line along Kalanchoe Court to 20'. '~~~`~~ Submit; a utility relocation plan for all five lots showing the location of the. existing service s lines. and how they will be relocated to serve the proposed-five lots. All utilities must be _~,~ completed and accepted by the City prior to issuance of a certificate of occupancv for the proposed duplexes. Comments/Concerns: _ At the time of site plan review and building permit, the existing transformer boxe:> along ti.-~ i~~ ~ Colgate Drive must be adequately screened from the right-of-way. Show the proposed `~ screening on the site. plan. _ The main electrical facilities are in place; however, the transformers are not located on the proposed property `corners. Coordinate electrical service details with Electric<~l Line Coordinator Don Lusk at (409) 764-3502. _ Coordinate telephone service details with G.T.E. Representative Laverne: Akin apt (409) 821-4723. SUBMIT 1 MYLAR ORIGINAL AND 13 COPIES OF THE REVISED FINAL PLAT BY FRIDAY, APRII, 28, 1995 TO BE INCLUDED IN THE PACKETS OF THE. PLANNING AND ZONING COMMISSION FOR THE MEETING OF MAY 4, 1995. THE CITY COUNCIL WII.L CONSIDER THE FINAL PLAT ON THURSDAY, MAY 25, 1995. BOTH MEETINGS WII,L BE HELD IN THE CITY HALL COUNCIL ROOM AT 7:00 P.M. Item: Consideration of a Replat of Eastmark Subdivision Phase II, Block E, Lots 1 through 15, located on Kalanchoe Court just south of the intersection of Colgate and Cypress Drive. Item Summary: This replat includes 1.12 acres which are being resubdivided from 15 zero lot line lots into 5 R-3 lots to facilitate future duplex development. This plat was reviewed by staff at a presubmission conference on April 19, 1995. It was approved by consent at the Planning and Zoning Commission meeting of May 4, 1995. Financial Summary: N/A Staff Recommendation: Approval of replat with the presubmission Conference comments. City Attorney Recommendation: N/A Council Action Desired: Approval of the replat.
