HomeMy WebLinkAboutStaff ReportSTAFF REP®RT Case No.: 95-214 Request: Consideration of a Replat of Eastmark Subdivision, Phase II, Block E, Lots 1 through 15 - Applicant: Paul Clarke of Clarke & Wyndham for Owner, Thomas Properties ITEM SUNIIViARY AND STAFF RECOMMENDATION The subject property includes approximately 1.12 acres being re-subdivided from 15 zero lot line lots into 5 R-3 lots bounded by Kalanchoe Court to the southeast, Colgate Drive to the northwest and Cypress Drive to the southwest. The final plat is to facilitate future duplex development. This plat was reviewed by staff at a presubmission conference on April 19, 1995. Staff recommends approval of the final plat with the ordinance requirements outlined in the presubmission conference report and the following: -- COUNCIL POLICY ENDS STATTMENTS -The following Ends Statements may/ or may not be met with the approval of this request. Council will decide, based on the information in the staff report and any staff presentations, whether these Ends Statements will be met with this request. " COMPREHENSIVE PLAN - COMPLIANCE W/ GOALS, OBJECTI`~ES, POLICIES _ Complies with Land Use Plan?: Yes. The subject property is reflectE:d as low density residential on the Land Use Plan. SUPDIVISION ORDINANCE COMPLIANCE The proposed final plat complies with the Subdivision Ordinance and no variances are being requested. ZONING ORDINANCE COMPLIANCE The proposed duplex development is in compliance with all zoning ordinance regulations ENGINEERING COMMENTS AND IlVIPACT STUDIES Water Availability: Water is provided to the area through an existing line in Colgate Drive. Sewer Availability: Sewer is provided through an existing line in Kalanchc-e Streets & Traffic: Access will be required to be taken solely from Kalanchoe to be consistent with the building setback lines shown on the plat. Drainage: Will not be affected by replat Flood Plain: No floodplain located on the property. Oversize Request: None at this time. Proposed Public Improvements: Sidewalks. Easement Dedications: As shown. on the plat. Sidewalks: Required along Colgate Drive. Parkland Dedication: Has been Covered by previous dedication.
