HomeMy WebLinkAboutStaff ReportSTAFF REPORT Case No.: 95-213 Request: Consideration of a Replat of West Knoll, Section 2, Block 3 Applicant: Garrett Engineering for Owner, Thomas-Properties ITEM SUMMARY AND STAFF RECONIlVIENDATION The subject property includes approximately 3.54 acres being re-subdivided into 14 R-6 lots bounded by Southwest Parkway to the southeast, Medina Drive to the northeast and South Dexter Drive to the southwest. The final plat is to facilitate future duplex development. This plat was reviewed by staff at a presubmission conference on April 19, 1995. Staff recommends approval of the final plat with the ordinance requirements outlined in the presubmission conference report and the following: COUNCIL POLICY ENDS STATEMENTS -The following Ends Statements may or may' not be met with the approval of this request. Council will decide, based on the information in the staff report and any staff presentations, whether these Ends Statements will be met with this request. Transportation/Mobility - "Citizens benefit from the ability to move into, out of, and within College Station in a safe and efficient manner. " Parks & Recreation - "Citizens benefit from... parks space and recreational activities which are geographically and demographically accessible and serve a diversity of interests. " Health & Public Safety - "Citizens benefit from a reasonably safe and secure environment. " Education/Information Quality Service. - "Citizens benefit from a reasonable tax revenue for the value and quality of service delivered. " Cultural Arts Employment/Prosperity Civic Pride - "Citizens benefit from well planned, attractive residential and .commercial areas. " COMPREHENSIVE PLAN - COMPLIANCE W/ GOALS, OBJECTIVES, POLICIES Complies with Land Use Plant: Yes. The subject property is reflected as medium density residential on the Land Use Plan. There are no conflicts with existing development policies. SLT~DIVISION ORDINANCE COMPLIANCE The proposed final plat complies with the Subdivision Ordinance and no variances are being requested. The proposed duplex development is in compliance with all zoning ordinance regulations. ENGINEERING COMMENTS AND IMPACT STUDIES •~. Water Availability: Water is provided to the area through existing lines in -Medina Drive and Dexter Drive. Sewer Availability: Sewer is provided through an existing 8" sewer line running behind the lots to Southwest Parkway. Streets & Traffic: Access is adequate. Drainage: Drainage and detention facilities will be,provided in accordance with the Drainage Ordinance. Flood Plain: No floodplain located on the property..
