Request: Consideration of a Final Plat of Spencer's Cove, an ETJ plat consisting of TI.3
acres and 8 lots, located on the southwest side of I&GN Road, 1 mile south of the
intersection of I&GN Road and Koppe Bridge Road.

ZONING AND LAND USE
As this is an ETJ subdivision, zoning is not applicable and it is beyond the area of our
Comprehensive Plan. The plat complies with applicable development policies.
ENGINEERING
Writer: Water will be provided by Wellborn Water Supply.
Sewer: Sewer will be by private septic systems.
Streets: Lots take access from a private road out to IBzGN Road.
Drainage: Drainage is overland toward the southeast
Floodplain: None
Oversize Request: None
Proposed Public Improvements: As shown on the plat.
Easement Dedications: As shown on the plat.

STAFF COMMENTS/ RECOMMENDATIONS
A Presubmission Conference was held on April 5, 1995. The plat was approved by the
County Commissioner's Court May 23, 1994. Staff recommer-ds approval with the
comrnents noted on the Presubmission Conference Report, attached.
