STAFF REPORT
Case No.: 95-204
Applicant: Michael Davis, Owner, S.M. Kling, Engineer
ITEM: CONSIDERATION OF A FINAL PLAT OF GREENSWORLD PHASE TWO,
CONSISTING OF ONE COMMERCIAL LOT TOTALING 3.861 ACRES LOCATED
ALONG SH 6 JUST NORTH OF THE EXISTING GREENSWORLD GOLF COURSE.
ITEM SUMMARY AND STAFF RECOMMENDATION
Staff recommends approval of case # 95-204 with the following comments. Staff would also
state that the final plat will be filed for record when the City receives the approval letter from
FEMA regarding the change in delineation of floodplain.
ZONING AND LAND USE
Subject Tract: C-2 Commercial Industrial
North: R-l Single Family, vacant
East: A-O Agricultural Open, vacant
South: C-2 developed as golf course
West: Across ByPass developed as Scott & White
COMPREHENSIVE PLAN
Land Use Plan: Reflected as Industrial
Thoroughfare Plan: Not applicable
Development Policies: No conflict
Parkland Dedication: Not applicable
ENGINEERING
Water: Will be extending an 18 inch line along the frontage.
Sewer: Sewer is existing on the property.
Streets: Adequate capacity
Drainage: Overland toward the creek. Private drainage easement on this
plat will be maintained by Greensworld, per note on the plat.
Flood Plain: Applicant is reflecting a proposed floodplain line on this
plat. A fill permit has been filed with the City and a Letter of Map Amendment
is to follow. This letter once submitted to FEMA and approved would
approve the floodplain line as depicted on this final plat.
Oversize Request: Is being requested on waterline, preliminary engineer's
estimate shows request is for $23,000.00.
Proposed Public Improvements: Waterline.
Easement Dedications: As shown on plat
Sidewalks: N/A
NOTIFICATION: None required
ADDITIONAL COMMENTS:
The final plat as submitted varies from the preliminary in two ways:
1. The rear lot line is now moved forward toward the frontage road. This has changed the
depth dimension of the lot slightly.
2. The applicant is applying to FEMA for a Letter of Map Amendment to relocate the
floodplain off the property. There will no longer be any floodplain on this property. All this
work will be done in compliance with the City of College Station Drainage Ordinance.
