Representative Final Plat - Ponderosa Place Section II Tract AI; proposed resubdivision of tract Al totaling 4.583 acres divided into two commercial lots along the east side of Longmire Drive between Pinion Drive and Rock Prairie Road. (95-203) A Presubmission Conference was held Wednesday, January 18, 1995 to discuss the above mentioned final plat. The following ordinance requirements and comments were made by the various staff members: SUBJECT: Ordinance Requirements: Note the access easement as "private" on the final plat and in the legend. Darken the property line between lots 1 and 2 to distinguish the two separate lots. The engineer or owner must sign the application form. Provide a vicinity map. Comments/Concerns: Coordinate telephone service details with G.T.E. Representative Laverne Akin at (409) 821-4723. SUBMIT 1 MYLAR ORIGINAL AND 15 COPIES OF THE REVISED FINAL PLAT BY FRIDAY, JANUARY 27, 1995 TO BE INCLUDED IN THE PACKETS OF THE PLANNING AND ZONING COMMISSION PACKETS FOR THE MEETING OF FEBRUARY 2, 1995. THE CITY COUNCIL WILL CONSIDER THE FINAL PLAT ON THURSDAY, FEBRUARY 23, 1995. File-LoN STAFF PRe REPORT Ponderosa Place II (Tract A-I) Case #95-203 Discretionary Items: None. Depending upon the purpose, a turnaround may be required at the end of the easement or the access easement could be shortened so that one driveway access can be shared. The proposed access easement must be a "private" access easement. Note this on the final plat and in the legend. Darken the property line between lots 1 and 2 to distinguish the two separate lots. A sidewalk is required along the frontage of Longmire Drive. However, a variance can be requested to defer this requirement until site plan review. Are revised construction plan.s needed or will the ones approved for the previous plat be sufficient? (Is a water line necessary for the plat?) The engineer of owner must sign the application form. Comments/Concerns: Submit 15 copies of the revised final plat by Friday, January 27, 1995 to be included in the packets for the Commission meeting on Thursday, February 2, 1995 at 7:00 p.m. in the City Hall Council Room. The City Council will consider this plat on Thursday, February 23, 1995.
