ITEM: CONSIDERATION OF A PRELIMINARY PLAT AND FINAL PLAT OF BIRD
POND SUBDIVISION
ITEM SUMMARY AND STAFF RECOMMENDATION
The preliminary plat of the subject property includes 5 acres located south of and adjacent to
the Foxfire Subdivision. The property is located just outside the City limits. The preliminary
plat shows one single family 10t(.98 acres) and one reserve tract(the remainder) to reflect a
previous subdivision. The final plat is of the .98 acre single family lot only. The reserve tract
is not being final platted at this time. Council will consider a contract for sewer service as part
of the final plat. An annexation petition has previously been accepted by the City Council but
there has been no direction as to when to begin annexation proceedings. Staff recommends
approval of both the preliminary and final plats with presubmission conference notes.

service which is in Frost.

ADDITIONAL COMMENTS
A presubmission conference was held for both the preliminary and final plats on 1-18-95. At
the Presubmission conference staff noted that an easement will be required to cover the
existing waterline which serves the reserve tract and one to cover access if it is to be shared.
Staff recommends approval with the Presubmission conference comments.
