Yes. There was a predev. meeting on this last Monday. I'm aware of two
separate parties interested in developing this site as a gas station/store.
This site will have three curb cuts. Two on Welsh and one on 2818. The one on
Welsh nearest 2818 is required to be right-in/right-out. How this is to be
achieved - either via a median or a right-in/right-out drive - needs to be
determined internally. Both prospective developers have been told that if a
median were required then they would be responsible for building it.
There is no question that a median would be the best thing to do. However,
given the striping and width of paved section on Welsh, it may not be able to
be designed appropriately thus making the RI/RO drive the option to go width.
If we did go with the RI/RO drive we'd want to work closely with their
engineers on its design.
I suggest a few of us go and check it out.

Administrative offices.
Art studio or gallery.
Business, music, dance, or commercial schools.
Financial institutions.
Doctor or dentist offices.
Government offices.
Offices, profesional or xrvice.

small -for many permitted uses to the General Commercial District. These should be
relatively low traffic generators that would have little impact on adjacent aress and on
adjacent thoroughfares.
B. PERIvfRTED USES: All in A•P plus the following:
Alcoholic beverage sales -retail and wholesale restricted to off-prcmixs consumption

Cleaner/laundry.
Cold storage.
Garage, commercial.

7.10 DISTRICT C-N NEIGIIBORI[OOD BUSINESS
A. PURPOSE: This districe provides small commercial sites for residential convenience goods
and ppecrsonal service businesses. No ux shall be allowed which would adversely affcet the
hcalOt, safety, welfare, or retdenual character of the neighborhood. The ux shall be a low
traffic generator and shall not create any noix, Itght, or odors abnormal to the
neighborhood. No outside storage or display o(goods or materials shall be allowed.
B. PERMITTED USES:
All uxs pumittcd within the C-N District shall be determined for each proposed location
byy the Planning and Zoning Commission pursuant to the procedures established in Section
(O.ti. Uses to be considered by the Commtsston are:
Retail sales of beer and wine only -restricted to off-premises consumption • 2,500 square
fat maximum floor area.
Retail food store - 2,500 square feet maximum floor area.
Retail sales - 2,000 square feet maximum floor area.
Restaurant providing prepared food for off-premix consumption only - 1,500 square fact
maximum floor area.
Personal xrvice shops - 2.000 square Peet maximum floor area.
Offices - 2,000 square feet maximum floor area.
Small recycling collection facilities.
Other uses to be determined by the Commission.
7.22 DISTRICT C-o BUSINESS COMMERCIAL
A. PURPOSE' This district is intenaod u an alternative to ertetal commercial districts in
arras whale certain commercial uses ma be appropnate but where more intatsivc uses
of the land may na be compatible with the surrounding cjtaracur.
Business shall be tbnducted wholly within an enclosed building, No business activi¢y
shall be visible to the street.
B. PERMTTED USES:
