Ordinance No. 1638 (the Zoning Ordinance) requires. the applicant to furnish the following
information:
The application will NOT be considered complete without the following information:
1.) List the changed or changing conditions in the area. or in the City which make this zone change
necessary.
Owner desires to utilize the land for best suited purposes based on location
of property and developed property adjacent to subject land. Additionally,
applicant desires to purchase and develop the proposed R=1 zoned property for
immediate development. This purchase and development is contingent upon ._-
the overall. master `plan and rezoning approval.
2.) Indicate whether or not this zone change is in accordance with the Comprehensive Plan. If it is not,
explain why the Plan is incorrect..
This Zone Change is in accordance with the Comprehensive Plan.
3.) List any other reasons to support this zone change.
The residents of the adjacent Woodcreek and Foxfire Subdivisions have previously
_ expressed concerns about. providing abuffer between their property and proposed
Commercial Land. This rezoning plan providing R-1, A=P: and A-O Proposed
Park Land Dedication should alleviate all of these concerns.
