FIELD NOTES
PROPOSED 22.514 ACRE R-1 ZONE
Being all that certain tract or parcel of land lying and being situated
in the. MORGAN RECTOR LEAGUE, A-46, in College Station, Brazos County,
Texas and being a portion of the 112.86 acre tract conveyed to East
Bypass Development Group by deed recorded in Volume 428, Page 297 of
the Deed Records of Brazos County and being more particularly described
by metes and bounds as follows:
COMMENCING: at a 1/2-inch iron rod found for the most southerly corner
of a 0.17 acre Sebesta Road Right-of-Way tract described in Volume
1348, Page 146, said iron rod marking the intersection of the northeast
right-df-way line of State Highway No. 6 (fast Bypass) and the new
southeast right-of-way line of Sebesta Road;
THENCE,: N 44° 25' 10" E along the said line of Sebesta Road for a
distance of 400.00 feet to the POINT OF BEGINNING;
THENCE: N 44° 25' 10" E for a distance of 156.57 feet for corner, said
corner also marking the most southerly. corner of a 1.01 acre right-of-
way tract described in Volume 1468, Page 21;
THENCE: S 45° 36' 18" E along the common line of the 125.9 acre T.D.
Letbetter et ux tract as described in Volume;-136, Page 223 and the said
112..86 acre tract for a distance of 1295.01 feet for corner;
THENCE: N 45° 38' 47" E continuing along said common line for a
distance of 801.96 feet and,
S 46° 06' 37" E for a distance of 300.14 feet for corner;
THENCE: through the interior of the said 112.86 acre tract for the
following :eight (8) calls:
5.45° 38' 47" W for a distance of 987.28 feet for corner,
N 68° 55' 53" W for a distance of 334.30 feet for corner,
S 44° 49' 31" W for a distance of 547.70 feet for corner,

N 17° 53' 34" W for a distance of 431.05 feet for corner,

the Deed Records of Brazos County and being more particularly described
by metes and bounds as follows:

the Deed Records. of Brazos County and being more particularly described
by metes and bounds as follows:
BEGINNING:. at the most northerly corner of the 7.75 acre Cornerstone
Investment Group Tract B as described in Volume 918, Page 678, said
corner also being in the southwest line of the WOODCREEK SECTION FOUR
Addition as recorded in Volume 1315, Page 217;
THENCE: S 44° 00' S9" W along the said 7.75 acre tract for a distance
of 207.84 feet for corner;
THENCE: N 30° ll' 49" W for a distance of 690.43 feet for corner;
