Dear Ladies and Gentlemenz
~i~ -io~l
As residents of the Woodcreek Subdivision we are writing to
express our strong opposition to the proposed re-zoning of the
69.8 acres located in the southeast quadrant of the intersection
of Sebesta Road -and the East Bypass North Frontage Road (Case
Number 95-106). This proposal, while advantageous to the devel-
opers as well as the ..land owners and the tax base for the city,
would be extremely detrimental to residents of this vicinity.
You, as residents of College Station, surely .place a .high
value. upon the esthetics of your neighborhood. -Commercial devel-
opment, increased auto traffic,, light and 'noise pollution, and
the infusion of people are not desirable elements for a quiet
residential neighborhood. They also :decrease property. values!
We built our home in Woodcreek because. it is a quiet, safe en-
vironment. We would not have chosen that location if the devel-
apments proposed through the re-zoning request had been in
place.:.:
We hope you will protect our nice College Station neighbor-
hoods so that our city will continue to be a quality place to
live. We are not opposed to progress or commercial development;
we simply want areas .segmented 'to assure a quality of life.
Isn't that what progressive city p arming is all .about?
Thank you. for your consideration.
Sincer ,
_ ._ J

RE: WOODCREEK SECTION SEVEN
REZONING REQUEST
Dear Natalie:
Per our conversation last Friday, we request that the rezoning
application ubmtted on February 22, 1995 f;or WOODCREEK 6.71 Acre
Tract be revised to show. a zoning of P.U.D.#2 instead of P.U.D.#1-.
According to our calculations the submitted subdivision plan conforms
to the P.U.D.#2 Zoning.
The revised Land Use Intensity Ratios area follows:
Total Area = 6.71 Acres = 2.92,2:88 sq. ft.
Density = 3>.42 D.U./Acre.
O.S.R. `= 0.74 (Per Ordinance)
therefore,. min. allowable open space 0.74 X Total Area.
216,293 sq. ft.
Avg. allowable floor area/unit =.292288 - 216,2.93
23
3, 304 sq. ft.:,/unit
Floor Area Ratio
Livability Space
Recreation Space
Occupant Car Rat
Total. Gar Ratio
= 233304)
292,.2.88 0.260 < .283 per Ord:.
Ratio = .624 > .48 per Ord.
Ratio _ .054 > .042-per Ord.
io = 2.0 > 1.2 per Ord.
= 3.1 > 1.4 per Ord.
Should..-you have any questions concerning this request, please
advise.
Very truly y s,
! i~ ~
