Lot line construction for Lots 54 through 66, Block "F", Eastmark II
I have reviewed the plan for zero lot line construction that you submitted to my office June 8,
1994. The plan is approved subject to the following conditions:
1 The building on Lot 66 does not comply with the 15' separation requirement as defined
by Table A (see attached). Lot line construction is allowed only when all buildings
maintain a minimum separation of 15' .
2. Show the typical dimensions from one building to each adjacent building and the
dimensions from either side of the buildings to the side property lines .
3. Show dimensions from the building to the electrical easement and to the property line
on Lot 54.
4. Show the proposed parking spaces (the Zoning Ordinance requires a minimum of 2
spaces per single family dwelling unit).
Please make these changes and resubmit for final approval either before or in conjunction with
the first building permit.

A _ A minimum side setback of 7.5 feet is required for each building or group of contiguous builcl1ngs.
B _ Lot Line construction on interior lots is allowed where access to the rear of the building is provided on the site or by decl1cated right-
of-way or easement.
C _ Zero lot line construction of residence 1s allowed where property on both s1desoflot line is ovmed and/ or developed simultaneously
by single party. Development under lot line construction requires prior approval by the Zoning Official. In no case shall a single
family residence or duplex be built within 15 feet of another building.

The following restrictions shall apply to garages and carports: a mlrumum rear setback of 20 feet is required; and a minimum side
street setback of 20 feet is required for garages or carports that face onto side streets. The following restrictions shall apply to
accessory builcl1ngs or structures used for living quarters for family or servants: a minimum rear setback as stated in Table A above
for the district in which the accessory building or structure is located is required; and a maximum size not to exceed 25% of the
area of the principal structure is allowed. On lots with approved rear access all setbacks shall be measured from the nearest
boundary of the access easement or aEey. On all other lots rear setbacks shall be measured from the rear property line. In no event
shall more than 30% of the rear yard area (that portion of the yard between the rear setback line of the principal structure and the
rear property line) be covered with accessory builcl1ngs. structures or uses,
