Dear Ms. Valk:
Thank you for the Predevelopment meeting held this week. We learned. much from the
discussions and look forward to becoming a good corporate citizen of this community.
As requested, here are ten copies: of the survey of the property which'show the outline of the
existing building, the landscaped areas, and the proposed additions for a patio and a
production facility for the manufacture of beer. A "brewpub", .which is what .Brazos
.Brewing Company will be, is a microbrewery whose output is' sold only on the premises.
Thus, it is both a factory and a restaurant, and under the present guidelines .for conforming
uses in C-1 .zoning is not listed (7.13-B). We would like to .see. brewpub added as a
.permitted use.
The property Brazos Brewing has purchased is located at 201 Dominik and has at this time
an approved landscape and parking plan of 65 spaces. We have drawn an additional five
spaces which meet the guidelines of Section 9.3, bringing the total to 70. These additional
parking spaces plus the excess of paces between what is needed for the existing building and
the 6S available is sufficient to allow the. construction of a patio on the east. side of the
restaurant. This patio is needed' to accommodate those customers who .prefer to be seated
outside and for those who will smoke, as the interior is anon-smoking area..
..The addition of the manufacturing area to the west. side of the restaurant is, however, not
covered by parking spaces in the number required by the ordinance. We would like fog- the
Commission to waive the 65 square -foot per. parking space for that portion of the structure
which is used solely in the. manufacture of beer. ,While certainly visible to the patrons of
the brewpub, it' is not accessible to the public. It requires at a maximum only two employees
both of which are full time :brewers, not restaurant employees. Two of the added parking
.spaces in the rear of he~ building .could be allocated for brewer employee use.
We feel confident that this proposed use and parking requirement request meets the purpose
and intent of the Zoning Ordinance and will be in harmony with the development policies
and goals of the City.
