,r tl If the proposed activities center will be used for cooking,. a fire suppression system must.

Make sure that fire hydrants are located within 300' from the furthest point of the building
as the hose is laid off the truck
Show the existing water and sanitary sewer mains.
If a second water meter is needed, provide the proposed building's demands in maximum
gallons per minute. If the existing meter will be upgraded, submit the existing demand and
the new demand. The developer is responsible for the cost difference between the two
meters.
.Submit application and report for a drainage development permit prior to any site work.
Provide a vicinity. map.
Comments/Concerns:
_ If additional telephone facilities are required, it will be the responsibility of the developer
to run the service from the existing building to the activities center, Coordinate service

If additional service or an upgrade to the existing service is required,. the service must be
relocated underground. The, developer. is responsible for 20% of the total cost of service.

SUBJECT: Conditional Use Per°rnit -Pleasant G~•ove Baptist Church; proposed expansion to the
existing church located at 1216 Detroit Street to include an activities building totaling
3150 square feet. (94-711)
A Project Review Committee Meeting was held Wednesday, September 21;.1994 to discuss the above
mentioned conditional use permit. P&Z Representative Gribou moved to recommend approval of the
conditional use permit request with the following conditions:

abutting residential lots unless other forms of buffering are proposed.
Project Engineer McCully seconded the motion which passed .unopposed (3 - 0). The following are
ordinance requirements and comments made by the various review staff:

INCLUDED IN THE PLANNING AND ZONING COMMISSION PACKETS FOR THE MEETING
OF THURSDAY, OCTOBER 6, 1994 TO BE HELD AT 7:00 IIV THE CITY HALL COUNCIL
ROOM LOCATED AT 1101 TEXAS AVENUE SOUTH.
APPEAL PROCESS: An applicant may appeal the decision of the Project Review Committee to the
Planning and Zoning Commission within five days after the PRC Committee meeting: Failure. to appeal
the PRC action. shall. constitute a .contractual acceptance of all conditions imposed, and a waiver and
surrender of all complaints, defects, or potential invalidity, whether under state or federal law. An
applicant appealing. the decision. of the PRC shall file. ten copies of the final site plan as approved by the
PRC, showing all ,changes 'and requirements imposed by the PRC, and accompanied by a written
explanation of those items. being .appealed. Until said copies are on file, no further development
approval shall occur, and no further action by the Commission shall take place.. An applicant may
appeal only. certain. aspects of site 'plan review,. and in the absence 'of discretionary review by the
Commission, or review pursuant to a petition, all other aspects ofthe site plan shall be final. Any notice
of appeal shall state with particularity the aspects which are to be appealed... Coordinate appeal process
