TRAFFIC & SITE INFORMATION CSISD ELEMENTARY SCHOOL #5 AT PEBBLE CREEK College Station Independent School District is purchasing 15 acre site from the Pebble Creek Development Corporation for thepurpose of building their fifth Elementary School. Presently this tract is in an undeveloped area and currently the only traffic in and around the site. is the construction traffic. Pebble Creek Development. Corporation is in the process of platting this area and will be selling residential lots north of the site. City of College. Station is in negotiations. with Pebble Creek Development Corporation to purchase 5 acres to the East of the Site for the purpose of a park. The City also owns the tract South of the property currently know as the College Station Business Park. The current design is for the school property is for an 800 student elementary school.. The square footage for the base building will'be 65,865'square feet which is approximately l0 .percent coverage of the site. area. Study Area The area is bounded on the north by (proposed) Parkview Street, on the east by City of College Station Park, on the south by College Station Business Park, and on the west by Marsh Boulevard to be renamed Lakeway Drive. School Characteristics ~ The total number of employees will be 65. Below shows the student population proposed for .the new school. The support services such. as the parking spaces, gym, kitchen, administration office will be built for the final capacity of the school. Base Bid 450 Alternate 1 (8 Classrooms) 175 .Alternate 2 (8 Classrooms) 175 Totals 800 Planned Operation Hours The school will open at 7:30 am and dismiss students at 3:15 pm. Kitchen Staff and Teachers may arrive as early as 6:30 am and leave by 4:00 pm. With after school programs such as Kids Klub, PTA meetings, Open House dates and City Recreation Programs, the school could be in operation as late as 10: 00 pm. Planned Traffic Circulation The district expects a high number of buses, between 10-14, to be serving this school site until the neighborhood builds out. The design has the driveway along the south side of the property to serve the buses. This driveway has a divided access, ingress and egress, at the intersection of Marsh (Lakeway Drive) and Enterprise to accommodate the traffic and the length of the drive has 240 ft of storage with a 90 foot turn around. This tum around will accommodate fire truck traffic as well. The site contains two parent-student drop off areas. Pre-kindergarten and Kindergarten will be along the West site parking drive: Access will be from the South driveway along Marsh and Enterprise. The first-forth grades :will be dropped off north of the building. Access will be from the West Driveway off of Marsh or the Northwest Driveway off of Parkview. Bike access will be available from Marsh and Parkview via sidewalks either existing or to be built on both sides of each street. The site also sidewalks around the. perimeter of the driveways and school building. Sidewalks are also designed to each wing providing an exit door.
