Request: Driveway location appeal to the strict enforcement of the provisions of
Chapter 3, Section 3, Subsection K. Driveway Access Location and Design
Policy, Paragraph (3) Spacing of Driveway Access.

PHYSICAL FEATURES
Location: South side of Southwest Pkwy, west of Welsh Ave. between Willowwick
Apartments and Southwest Parkway Car Wash and Store More.
SURROUNDING LAND USE
Subject Tract: Vacant
Right: Southwest Parkway Car Wash and Store More
Left: Willowwick Apartments
Opposite: Vacant
Proposed Use: 15 four -plex apartments (Pontalba Apartments)
POLICY STATEMENT:
(2) Suacin~ of Driveway Access
(h) Adjacent drives shall be located no closer than the minimum requirements of Table
2 which sets the minimum adjacent spacing on minor arterials at 230 feet. The
desirable dimension is 300 feet.
ENGINEERING:
Southwest Parkway is classified a Minor Arterial.. The proposed driveway meets the location
requirements accept the adjacent right dimension. 230 feet is required. 95 feet is proposed.
STAFF COMMENTS /RECOMMENDATIONS
In the opinion of the City Engineer an exception to the strict application of the policy is
warranted due to .the character of the land or lot,configuration and economic considerations. The
proposed driveway location complies with the policy to the extent it is able without constructing
a joint driveway with one of the adjoining properties. The nature of the proposed noncompliance
is such that risk to the public is not sufficiently increased to warrant pursuing the combination of
driveways at this time. A use change. on the land adjoining on the right to a higher traffic
volume generator may influence a recommendation. to' combine driveways at that time.
