four inch (4") white letters. 'Wording may not be spaced more than 15' apart.

The site plan for the referenced project has been revised and conditions
of approval have been addressed as follows:
Discretionary Items:
* The sidewalk required along Dominik has been relocated.
* A raised island has been noted at the northwest corner of the site.
Ordinance Reauirements:
* A note was added that the site is not within the 100 year flood plain.
* Ownership and zoning of adjacent properties has been noted..
* New curb detail is attached.

At the predevelopment meeting for Brazos Brewing Company some concern was expressed as to the
effluent which might be discharged into the sewer system. Since that meeting I have spoken with
brewpub principals in other communities, consulted with two manufacturers of brewing equipment,
and reviewed our planned processes for the use and discharge of water, cleaning compounds, and
brewery. waste products.
This letter will outline the waste handling policies, procedures and equipment proposed for Brazos
Brewing Company, a newly formed microbrewery/restaurant located at 201 Dominik. The brewery
is astate-of--the.-art 10 barrel brewery located in approximately 900 square feet adjacent to the
restaurant. The projected annual production is 1200 barrels (1 bbl = 31 gal). All. beer produced by
Brazos'Brewery will be sold 'on the premises, primarily by the glass. We will not have a bottling
plant and any: bottling will be done. by hand. Limited keg sales for donation .and promotional
purposes is intended. We expect to be brewing approximately 2-3 times per week to meet anticipated
capacity.
The brewery has been designed .and the equipment fabricated by Liquid Assets Brewing Systems
Company' of Santa Rosa, California, a nationally certified ASME fabrication facility. All of the
motors, switched, controls, boilers, coolers and otherhardware are also ASME certified equipment
that is of the highest industry standard. The brewhouse is constructed entirely of #304 stainless steel.
.Heating is done,by low.. pressure steam. jacketing around SS walls, a mineral wool insulation layer
and then external SS cladding. .These vessels while working will be cool to the touch.. 'The
fermentation vessels are individually temperature controlled and also triple walled. The boiler is
equipped with redundant flame failure switches. All fermentation. and beer storage vessels are
egiuppedwith both vacuum and pressure relief valves. Motors and pumps are GFI protected and
enclosed in .waterproof cases..
The attachment to this letter outlines the water. usage for the brewery; the volumes and characteristics
of the waste .and the net usage of water. The PH of discharged water will be between 7.0 & 9.0, and
we have purchased an electronic PH meter to monitor this. We are confident that given the dilution
of wastewater from mixing with spent water from the reverse osmosis equipment the concentrations
of SS.and BOD by weight would be well under 200 ppm.
The solid wastes from the brewing operations are spent grain from the mash tun, spent hops, and
spent yeast. All of hese products, mixed together, become an excellent nutrient to be added to
fodder for dairy cattle, steers,' and-swine. These will be collected in barrels and sold or given to
Texas A&M or local farmers.
Caustic. cleaning solutions are neutralized by dilution, addition of sulfuric acid, or by simply directing
the natural carbon dioxide produced during fermentation into the caustic solution. The PH is
typically reduced to less. than 9.0 before disposal. The solution is saved and reused in reverse order
of cleaning demand - from serving tank to unitank to brewhouse in order to economize.
Heat removed from .the boiled wort to cool it to fermentation. temperature through a heat exchanger
using chilled water is reclaimed as hot water and stored in the hot water tank for the. next batch.
The total water. used per 10-bbl production batch thus becomes 13 bbls for product plus 9.5 bbls
used for cleaning. and rinsing, a ,total of 22.5 bbls, 10 bbls remaining as the finished product, beer.
Brazos Brewing Company intends to be a responsible. and good corportate citizen of this community.

bob hederman with Brazos blue ribbon bakery is going to move the bakery into the former brew pub on ,
dominik. he is using the brew area as his bakery kitchen and will delete thepatio serving use; the rest of
the area will be a restaurant. he will be adding awalk-in cooler that will take up two of the parking
spaces and i think as long as he brings that in with his permit application. so we can take a look at it we
do not need to go through any formal site plan review.
'; i do have one question for lance and earl - he is going to move the main entrance to the north-east
corner and close the existing main door. as such, does he have to relocate the handicap parking spaces
to be closer to than main entrance?
he is working towards submitting for his permit on friday.

We can make the final call after we look at the site plan butthe code does require the accessible parking
spaces be located on the "shortest accessible route of travel" from adjacent parking to the building
entrance.
