I met with Larry Wells this morning to talk about this - sort of
"brainstorm" as it were. Anyway, he has some questions regarding possible
flexibility in_surface material to the xear of the buildings which will (I
believe) be a "compound area".
He also wanted to know if the island requirement is applicable in the areas
of display of new and-used .cars.
I mentioned that he should be aware that streetscape will come into play. on
this proeprty. The site plan I have shows no more than an 8 ft. setback
from the property line -.but there appears to be a rather large area of
unpavement (/) out in the r.o.w.
He wondered if the "turn-around" shown on the plat will-have to be built now
or if it is enough that it has been-included on the plat!

Dear Mr. Wells:
In response to your request of December 19, 1994, I offer the following
information regarding the development of the Varsity Ford project:
1. Enclosed with this letter are four (4) copies of the plat which has been
filed for record with Brazos County.
2. The zoning classification of the property proposed to be developed by
Varsity Ford is C-2 Commercial-Industrial. Car dealerships, ales'and
service businesses are permitted uses in this zoning district..
3. The tract of land is located on the northbound frontage road ofthe'State
Highway 6 bypass and has direct access to that road.
4. No variances have been required to develop the land as proposed. The
final revised site plan following review by the Project. Review Committee
has not been received by the City.
5. Once complete building and construction plans have been received,
reviewed and approved by the City, a building permit can be issued to the
contractor with the condition attached that no combustibles will be allowed
on the site until the fire hydrant(s) are installed, tested and approved, and
an all weather type surface is in place o provide access for emergency
vehicles.
We hope that this information will satisfy your needs, but if you require additions(

In response to the. requirement:

If my understanding of our previous conversations are correct, College Station
will require the'fire lanes and hydrant system be in place before a building..
permit is issued. This would present a problem in that construction prior to.

It has come to my attention that a valve was not located on the waterline between the Varsity Ford _
sprinkler system and the fire hydrant outside the building. This valve is required to allow the fire hydrant
nearest the building to remain-in service forfire protection if waterline work were to be required interior
to the building. This will. help protect your business, assets if you should require the water system to be
shut down. ' We would appreciate your assuring that. this valve is .constructed with your waterlines.

i spoke with 5 (count 'em FIVE} varsity ford reps re: cutting of trees on
the vacant lot located to the north of this site.
background::
on Monday veronica heard from danny Johnson (.general contractor on the
varsity project}, who said that they wanted to talk to cinemark to get
permission to cut down 3 large trees and that they already had permission
from the owner of the vacant lot to the north to ,cut down any and all trees.
v said please wait until we could go out and assess the situation. she and
went out the next morning. the site to the north is very heavily wooded
with gobs of valuable trees. i talked to danny later that morning and.
talked about the 24' reserve where trees_need to be preserved and implied
that we would not allow the cutting of trees in that area without a tree
survey and special permits., etc..,. etc...
course you know that was a bluff... danny met with varsity ford folks and
property owners later on that day and. relayed my mes-sage. i had also told
danny to tell these guys to think about screening as well if they propose to
develop the adjoining property.
when i met with the five gentlemen, further discussed the trees and
mentioned that we would not require all of the trees in the landscape
reserve be maintained (there's a whole bunch of them) but we would assess
the situation upon submittal of a tree survey. they asked if .they could .cut
down trees on the interior of the site any time and said i had no
ordinance authority to tell them not to. they said i made a good
politician. i told them that until a tree ordinance gets passed can't
prevent them from cutting trees in the interior of a site. so far though
they are under the impression that they need to leave the first 24' alone.

Re: Existing landscape points for Varsity Ford
Dear Sabine:
Yesterday we marked off the existing tree areas behind Varsity Ford. I only counted area with
undisturbed earth and out of Flood Plains. The drawing attached show areas one through four.
These were marked off by using a continuous run of surveyors flagging. I counted trees, and also
marked them with numbers that correspond to the attached list of trees. We stopped counting
trees in area one and did not count points in any of the other area. As you see by the list one
stopped at fifty-one trees that qualify.
Varsity Ford exceeds the point requirements shown on the Landscape Plan. If we counted all the
trees both in and out of the "protected area" we would probably double (or more) the points
shown on the plan. Please approve the final co for Varsity based on this information.
