Re: Sidewalk variance request for phase two of the Zongmire Self Storage Facility.
Dear Mr. Klotz,.
This letter is in response to your sidewalk variance request to install. a sidewalk along the
frontage of Longmire Drive for phase two of your development. The sidewalk was
required by the Project Review Committee on October 5, 1994. The report states that
"the sidewalk through phase two will be required with the development of phase two or at
the time of the .final plat, whichever occurs first".
Because phase two has no frontage along Longmire Drive, we agree that the sidewalk
requirementcan be postponed until the development of the remaining two acres or at the
time of final plat. At that time, the remaining 409 linear feet of sidewalk must be installed
along Longmire Drive.

Tract B of Ponderosa Place Section 2 consists of 6 acres with 536 feet of
frontage on Longmire Drive. Approximately 127 feet of the frontage has been
developed on the south side. There is approximately 2 acres undeveloped
properly with over 400#eet of frontage on Longmire Dr. remaining.
We are investigating several options to develope the remaining 2 acres.
Therefore I request that the sidewalk that is proposed for the remaining frontage
on Longmire Drive be installed when the property is developed. Installing the
sidewalk now will resu t in it having to be torn out and replaced when the
property is developed. At this time there is no sidewalk to the north of this
property to connect to.

1. Shirley said that Veronica Morgan had informed her that the "drainage is okay. "
2. Shirley said that Veronica has not received anything from us on the water lines.
3. I told. Shirley that I had sent that to Veronica on February 21, the same day as our
.meeting on the water lines. Since Shirley doesn't have a copy, I told her I would fax it
to her immediately. Shirley will be sure that Veronica gets a copy of my fax.
[Note: I faxed a copy of our letter. report dated February 21, 1995 over to Shirley. I called
Debbie at the reception desk who confirmed that it had arrived.]

1. Shirley said that Veronica Morgan reviewed the information I faxed over and has
informed her that the fire flows are okay.
2. Veronica. wants the "new drainage" since it has changed. I asked what she meant by
"new drainage." Shirley did not know. I asked if Veronica is requesting additional prints
of the latest drainage plan, since she has indicated that it has now been approved. Shirley
said that Veronica needed to meet with me about some additional "pipes" that need to be
added. I registered my disappointment about this, because it means that the drainage is
probably not "okay," contrary to what Shirley had told me at 10:00 this morning.
3. I told Shirley hat I have. a 3:00. meeting this afternoon which may last until 5:00. I will
be out of town on Monday. This means that whatever Veronica needs will not be known
until Tuesday of next week at the earliest.
4. Shirley said that Veronica also wants plan/profile sheets on the water line. I asked why.
Shirley said it is required on all City: projects. I asked why it was not even mentioned
at the meeting we had on February 21, when supposedly we had covered everything that
the City .wanted to approve this development. I told .Shirley that plan/profile sheets were
not needed for. the: contractor to properly lay the line according to City standards. The
alignment and fire hydrant locations. are already shown on the drawings. The main
objection T have at this late date is than preparation of additional drawings will add 2-3
days time t~ draw un_ VVe could have already done this` during the past 3 months, had
we known about it.
5. Shirley also -requested "information on a blanket easement. " I did not know anything
about this and said I would forward her comment to the developer.

Dear Steve,
I received your letter dated February 20, 1995 and:have reviewed the contents. I am satisfied that
the proposed drainage area. as .delineated will be able to contain .all storm events if you reduce the
outflow to 12 cfs. You. are correct in your understanding that the City: will not impose the 12 cfs
maximum discharge on this development at this time. The purpose of requesting the calculations
was. to illustrate the ability for the .pond area as defined to function if the adjacent property owner
requires you to reduced your discharge at a future date.

Dear Steve:
Per our discussion on February 13, .1995, I amfollowing up with the information promised
from that meeting. As discussed there were two items left unresolved.
First, as for the 12 cfs outflow requirement. Since it is a private agreement between this
property owner and the adjacent owner, the City will not enforce. the 12 cfs limit. I do
need you to show how you would attain the available pond capacity, if you had to
decrease your flowrate to 12 cfs at some future date. I need to know if additional space
maybe needed on this tract for additional capacity if this becomes an issue.
The second item was in reference to the fire flows. submitted. After visiting with Tim
DeDear and Terry Duval, I have found that those calculations submitted by the Fire.
Department are indeed those that must be used in your calculations for adequate fire flow
and pressure.: Please resubmit calculations using 2049 gpm as submitted from Tim

°storage facility which has a low traffic count. Our drive is
across the street and 107feet west of the existing drive and
387 feet east of the new drive approved across the street.

Driveway approach
Dear Ms. Volk:
The driveway approach is on an angle because of the
large oak tree that is located near it. We would have had to
remove the tree for .the driveway to come straight in. The
tree is part of our landscape plan and will enhance the
appearance of the storage facility.
