(94-423) A Project Review Committee Meeting was held Wednesday, September 7, 1994 to discuss the above mentioned parking lot plan. Assistant City Engineer Morgan moved to approve the site plan with the following conditions: CONDITIONS OF APPROVAL: Discretionary Items _ Provide more details for the trash disposal on the site. Provide location and proposed screening. Coordinate details with Sanitation Superintendent Jim Smith at (409) 764- 3660. Planning and Zoning Commissioner Lane seconded the motion to approve with the above mentioned .conditions .which passed .unopposed (3 - 0). The following is a list of ordinance requirements identified by the various reviewing agents: PRC Repo°t Tamales Express Page 2 of 2 Ordinance Requirements Site Plan Related.• _ Show the location and dimensions of the proposed parking spaces. Show. details of external connections for. water and sanitary sewer services. Coordinate any public water and sanitary sewer services to this site with Engineering Assistant Samantha Smith at 764-.3440, _ Provide additional dimensions for site. and actual location of the structure including the distances to the nearest structures. Show fire hydrant location or note distance as the hose lays. Show fire lanes. Show required landscaping as per the Northgate landscape standards. _ Show the location of existing water, sanitary sewer and electrical utilities. Non Site Plan Related: Provide anchoring details for the proposed building. _ Underground electrical service is required. Provide two 2" conduits from the existing power pole: to the building.. The developer is also responsible fora 2" rigid conduit and condulet to be installed by the City up the power pole. Coordinate service details with Electrical Line Coordinator 764-3502. Comments/Concerns: Submit a letter of approval from the County Health Department prior to issuance of a certificate of occupancy. Any grease. laden .cooking requires a fire suppression system that meets NFPA 17, 17A and 96 including a 40 BC fire extinguisher. _ Submit a bond in the amount of $500 prior to issuance of a Certificate of Occupancy. SUBMIT 4 COMPLETE SETS OF CONSTRUCTION DOCUMENTS WITH THE REVISED SITE PLAN ATTACHED TO CONTINUE .WITH THE SITE REDEVELOPMENT. COORDINATE FUTURE SUBMITTALS WITH. DEVELOPMENT COORDINATOR SHIRLEY VOLK AT (409) 764-3570. APPEAL PROCESS: An applicant may appeal the decision of the Project Review Committee to the Planning and. Zoning Commission within five days after the PRC Committee meeting. Failure to appeal the PRC action shall constitute a contractual acceptance of .all conditions imposed, and a waiver and surrender of all complaints, defects, or potential invalidity, whether understate or federal law. An applicant appealing the decision of the PRC shall file ten copies of the final site plan as approved by the PRC, showing alT changes and requirements imposed by the PRC, and accompanied by a written explanation of those items being. appealed. Until said copies are on file, no further development approval shall .occur, and no further action. by the Commission shall take place. An applicant may appeal only certain aspects of site plan xeview, and in the absence of discretionary review by the Commission, or review pursuant to a .petition, .all other aspects of the site plan. shall be final. Any notice of appeal shall state with particularity the aspects which are to be appealed.
