George McLean, CSISD Representative SUBJECT: Parking Lot Plan -Furrows Expansion; proposed expansion of Furrows storage and parking area .onto lot 1R of the Harvey Road East Resubdivision plat, a 1.776 acre tract. (94-416) A Project Review Committee Meeting was held Wednesday, July 20, 1994 to discuss the above mentioned parking lot plan. The .Committee recommended approval of the final plat as submitted with the following conditions: CONDITIONS DF APPROVAL: Ordinance Requirements: Site Plan Related: Show all public. utility and drainage easements including existing and proposed utilities. Note the .width of the proposed access easement. _ Show the proposed drainage swale along the eastern edge of the subject property. Show the maintenance access to the detention area. _ Show the. proposed fire hydrant to be located along the. south side of the proposed 40' x 250' "T- Canopy". Show the required bollards to be ,placed around the fire hydrant. All fire hydrants must be contained in public utility easements. A PRC Report Furrows Eapansion Case #94-235 Page 2 of Z CONDITIONS OF APPROVAL (cons): Ordinance Requirements: .Site Plan Related: _ Show the required knox' box for the existing gate access to the yard area. The gate opening must be a minimum of ZO' in width and 14' in height. _ Curbing must be installed around all paved areas including the area along the southern edge of the property. Add the following two notes to the landscape plan: (1) All areas including. rights-of-way and adjacent property disturbed during construction shall be returned to their original condition. (2) All areas not otherwise landscaped, built or paved shall be covered with perennial turf grass. _ Provide a parking legend showing the existing .and proposed number of spaces. _ Show the legal description and ownership of the adjacent properties. Other Ordinance Requirements: The south wall.. of the proposed 40' x 250' "T-Canopy" must be a fire wall to protect gaining access to the proposed fire hydrant. Provide construction documents on the proposed. access way. The drainage ordinance. must be met with the proposed development. Comments/Concerns: _ A special exception request to allow the proposed expansion must be granted by the Zoning Board of Adjustmentprior to an approved site plan and construction. Clarify the vicinity map. to better locate the subject property. _ Remove the previous lot line from the site plan. If additional electrical service requirements are needed to the'main service, contact the Electrical Line Coordinator Don Lusk at (409) 764-3660. SUBMIT 8 COPIES OF THE .REVISED SITE PLAN BY WEDNESDAY, .JULY 27, 1994 TO BE INCLUDED IN THE .ZONING BOARD OF ADJUSTMENT PACKETS FOR THE MEETING OF TUESDAY, AUGUST 4, 1994 TO BE .HELD AT 7:00 IN THE. CITY HALL COUNCIL ROOM LOCATED AT 1101 TEXAS .AVENUE SOUTH.
