Parking Lot Plan -Southwood Funeral Home; proposed funeral home to be located ' on lot 16C of the Lakeview Acres Subdivision at the intersection of Morgan's Lane and Texas Avenue. (94-407) A Project Review .Committee .meeting was held Wednesday, May 11, 1994 to discuss the above mentioned. parking lot plan. Assistant City Engineer Morgan moved to approve the. site plan with the following conditions: CONDITIONS OF APPROVAL: _ Relocate the proposed dumpster site so that it is adequately screened and not visible from any public rights-of-way. A complete landscape plan must be reviewed and approved by staff prior to issuance of a building permit. _ Note that there is no floodplain on the subject property. _ Distinguish between public and private utilities. _ Correct the location of the existing water lines shown on the site plan. The following comments were made by the various reviewing agents: ENGINEERING: Provide curb and pavement details on the site. plan or construction. documents. _ A drainage development permit is required. prior to site work. FIRE: Fire lanes must be provided in accordance with current ordinance requirements. Fire hydrants must be installed a minimum of 300' from the furthest point of the building as the hose lays. Relocate the proposed fire hydrant closer to Morgan's Lane. WATER/WASTE WATER: _ Submit water demands and sanitary sewer loadings including minimum, 'maximum and average demands. PUBLIC SERVICES: Coordinate medical waste disposal with Sanitation Superintendent Jim Smith at (409) 764-3690. ELECTRICAL: It is the developer's responsibility for the placement of all conduit and for payment of twenty percent of the. cost for electrical service. Submit a letter requesting .electrical service and agreeing to pay the associated costs. _ Submit electrical loading demands, size of service, and load calculations. G.T.E.: _ Telephone service lines will be .placed in the same trench as electrical pines as much as possible. Provide two 2" conduits to the building. Coordinate telephone service details with G.T.E. Representative Laverne Akin at (409) 821-4723. T.C.A: Provide a 2" conduit to the building :for cable service. Coordinate service details with T.C.A. Representative Mike Lavender at (409) 846-2044. SUBMIT 4 COMPLETE SETS OF CONSTRUCTION DOCUMENTS WITH THE REVISED SITE AND LANDSCAPE PLAN ATTACHED AND 5 ADDITIONAL COPIES OF THE` REVISED SITE AND.. LANDSCAPE PLANS ONLY TO CONTINUE WITH PHASE II OF THE BUILDING PERMIT PROCESS. PRC Report Southwood Funeral Home Case #94-407 Page 3 of 3 APPEAL PROCESS: An applicant may appeal the decision of the Project Review Committee to the Planning and Zoning Commission within five days .after the PRC Committee .meeting. Failure to appeal the PRC action .shall constitute a contractual acceptance of all conditions imposed, and a waiver and surrender of all complaints, defects, or potential .invalidity, whether .under state or federal law. An applicant appealing the decision of the PRC shall file ten copies of the final site plan as approved by the PRC, showing all changes. and requirements .imposed by the PRC, and accompanied by a written explanation of those items being appealed. Until said copies are on file, no further development approval shall occur, and no further action by the Commission shall take place. An applicant may.. appeal only certain aspects. of site plan review, and in the absence of discretionary review by the Commission, or review pursuant to a petition, all other ..aspects of the site. plan sha1T be final.
